Description :

Cresten Property Management is looking for a well-organized self-starter that gets work done accurately and efficiently! This position will be responsible for the day-to-day maintenance for a multi-family complex.

At a minimum the ideal candidate will have the knowledge to be able to :

  • Use common hand and power tools. Tools may be provided by Company or Employee.
  • Inspect, test, diagnose, estimate cost, and repair building systems and equipment.
  • Basic carpentry skills to repair and or replace, doors, windows, dry wall, flooring, and woodwork.
  • Light electrical repairs are also needed to repair appliances, fixtures, switches, outlets, and circuits.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds and locks.
  • Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and / or the physical condition of buildings does not deteriorate.
  • Maintain adequate inventory of supplies to eliminate delays with repairs. Work with the onsite property manager to order parts, supplies, and equipment.
  • Estimate repair costs.
  • Occasionally perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
  • Pick up trash in common areas of the buildings and on the grounds of the property as needed.
  • Engage in seasonal work such as snow removal and yard care. Some of these jobs may consist of mowing and weeding of the yards and gardens, and snow removal during work week and weekends.
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders
  • Periodically inspect all units, building and common areas, performing repairs and janitorial assistance.
  • Have knowledge regarding water and gas meter cutoffs and sewer cleanouts and post map of it.
  • Ensure storage areas and entrances are locked and adequate lighting in all areas is maintained.
  • Maintain pool and chemical safety. Pool Certification is a plus but not required.
  • Assists other properties as needed or required.

Requirements :

  • Ability to exercise independent judgment within the framework of company policies.
  • Proficient in diagnosing maintenance issues and recommending efficient repair solutions.
  • Strong awareness of safety standards and proactive in recommending corrective actions.
  • Excellent communication skills and ability to work collaboratively across teams.
  • Combination of field and on-site project work. Some travel may be required between properties.
  • This role will have exposure to all seasonal weather conditions and a variety of environments including but not limited to clean, quiet, loud, dirty, hazardous, cold, and hot.
  • While performing the duties of this job, the employee may be regularly required to stand, sit, talk, hear, reach, stoop, kneel.
