Job description

The Affordable Housing Occupancy Specialist / Recertification Specialist is responsible for ensuring compliance with federal, state, and local affordable housing program requirements. This position manages initial certifications, annual recertifications, and interim recertifications for tenants in affordable housing units, ensuring timely and accurate documentation and eligibility determinations.

Key Responsibilities :

Certifications & Recertifications :

Conduct initial tenant certifications, annual recertifications, and interim recertifications according to applicable program guidelines (e.g., LIHTC, HUD, Section 8).

Collect and verify all required income, asset, and household information from residents.

Ensure all files are completed accurately and timely to meet program compliance deadlines.

Compliance :

Maintain compliance with all housing program regulations including LIHTC, HUD, HOME, and local housing authorities.

Respond to file audits and correct non-compliance findings within required timeframes.

Work with compliance officers or third-party agencies to ensure property files meet regulatory standards.

Resident Communication :

Communicate clearly and professionally with residents regarding documentation needs, eligibility, and deadlines.

Educate residents on recertification processes and required documents.

File Management & Documentation :

Maintain accurate and complete resident files in both digital and paper formats.

Use property management software (e.g., Yardi, RealPage, MRI) to track certification dates and tenant data.

Prepare and submit reports as required by property managers and compliance agencies.

Collaboration :

Coordinate with property management, leasing staff, and compliance departments to ensure smooth occupancy processes.

Attend training sessions to stay current on affordable housing regulations and policies.

Qualifications :

High School Diploma or GED required; Associate's or Bachelor's degree preferred.

2+ years of experience in affordable housing, property management, or housing compliance.

Knowledge of HUD, LIHTC, or other affordable housing program regulations.

Certifications such as COS (Certified Occupancy Specialist), TCS (Tax Credit Specialist), or equivalent are a plus.

Strong attention to detail and organizational skills.

Proficient in Microsoft Office and property management software.

Excellent written and verbal communication skills.

Ability to manage multiple tasks and meet strict deadlines.

Compensation : $24 to $26 an hour

Salary is based on a range of factors that include relevant experience, knowledge, skills, other job-related qualifications.
