This onsite role provides the unique challenge of ensuring the property is move-in ready, promoting excellence and customer-centricity throughout every detail of preventative maintenance and repair work. As the Maintenance Manager at BNE Real Estate Group, you will play a crucial role in directing and executing day-to-day maintenance operations for our vibrant community. Proficiency in computer programs, including Microsoft Office and Yardi, is necessary to manage operations efficiently. The ideal candidate will demonstrate a strong ability to work with minimal supervision while being well-organized with excellent time management skills. Additionally, the role demands a professional image, strong verbal skills, and a solid customer service orientation to address resident needs effectively. The ability to adapt to varying work conditions and maintain regular attendance is also essential in this dynamic environment.

Knowledge and skills required for the position are :

  • High school diploma or equivalent
  • 3+ years' experience in property management, lease-up experience is required

Maintenance

  • Direct the maintenance work of all maintenance employees
  • Allocate and perform the necessary work load amongst all maintenance employees
  • Determine the type of materials, supplies, machinery, equipment and tools to be used, bought, and stocked
  • Manage the flow and distribution of all materials and supplies
  • Supervise and perform when necessary the completion of assigned maintenance service requests in a timely manner
  • Complete a daily inspection of the property
  • Perform maintenance work / tasks that can affect business operations including emergency repairs and turnovers
  • Perform maintenance work / tasks that can have a significant financial impact including emergency repairs, turnovers, and capital expenditure projects
  • Provide expert advice on the annual budget and capital expenditure projects to management
  • Document any leaks, damage, debris and security issues
  • Document any maintenance concerns on available apartments, models, amenity spaces, and / or common areas
  • Plan and coordinate the preventative maintenance program
  • Plan and coordinate annual property inspections
  • Inspect the quality of market ready apartments
  • Obtain and negotiate maintenance bids on behalf of management
  • Coordinate the move-in and move-outs of all residents including scheduling and performing apartment inspections and resident orientations
  • Supervise the work of 3rd party vendors and contractors
  • Maintain excellent customer service with the residents and building staff
  • Participate in the emergency on-call program
  • Administrative

  • Prepare and implement procedures and systems to ensure orderly, efficient workflow
  • Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
  • Resident Retention

  • Respond and resolve resident concerns, complaints and requests in a timely manner to ensure resident satisfaction
  • Ensure the distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).
  • Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee / resident injuries, fires, floods, freezes, etc.).
  • Personnel Management

  • Handle employee complaints and grievances
  • Consistently use successful techniques to screen, hire, orient and train new personnel
  • Ensure efficiency of staff through ongoing training, instruction, counseling and leadership
  • Plan weekly / daily office staff schedules and assignments
  • Administer action plans consistently, and on a timely basis regarding performance problems. Document appropriately and communicate situation with supervisor, Human Resources and terminate properly when necessary
  • Provide support to staff to encourage team work and lead as an example in creating a harmonious environment
  • Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.)
  • Safety

  • Learn and ensure compliance with all company, local, state and federal safety rules.
