Basic Function : Responsible for assisting the Regional Manager in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the owner’s objectives. Directs and coordinates activities involving office staff engaged in showing prospective tenants apartments, explaining occupancy terms, renting or leasing apartments, collecting security deposits, and completing lease forms outlining conditions and terms of occupancy.
Principle Responsibilities : The activities listed below are not all inclusive; they are indicative of the typical duties of a Community Manager. Other duties may be assigned.
- Assist Regional Manager and supervisors with special projects and administrative tasks.
- Ensure staff compliance with company policies and procedures.
- Prepare weekly and monthly reports, conduct market surveys, and oversee advertising and marketing programs.
- Review all rental applications and lease forms for accuracy and policy compliance.
- Recommend improvements to marketing and leasing strategies.
- Approve in writing all market-ready apartments.
- Maintain full knowledge of the local real estate market and the community's role within it.
- Manage community cash functions including accounts receivable, payable, and rent collections.
- Maintain accurate inventory of tangible assets and assist in budget preparation.
- Analyze budget variances and report findings to the Regional Manager.
- Ensure timely completion and submission of community reports.
- Implement legal rent collection programs.
- Maintain good resident relations through quality customer service and consistent policy enforcement.
- Document resident correspondence and community or resident issues, communicating resolutions to the Regional Manager.
- Handle community emergencies.

Education and Training : Associate's degree or equivalent, with 3-5 years related experience. Certifications like ARM, CAM, or RAM preferred. Real estate license may be required in some states. Budgeting and staff management experience desirable.
Abilities and Aptitudes : Strong communication and problem-solving skills, team-oriented, detail-oriented, organized, proficient in Word, Excel, accounting, inventory, and internet software.
Supervisory Responsibilities : Conduct interviews, hiring, training, performance appraisals, discipline, and conflict resolution in accordance with company policies and laws.
Specific Skills : Knowledge of finance, management, marketing, budgeting, and financial analysis.
