Job description
Job details Ready to lead mission-critical projects? A Site Manager specializing in BMS Controls and take charge of high-impact data center installations. If you thrive in fast-paced environments and excel at managing multidisciplinary teams, this is your opportunity to make a difference.

Responsibilities: ... Supervise on-site installations of BMS control systems (panels, controllers, sensors, actuators, wiring).
Interpret system control drawings, P&IDs, wiring diagrams, I/O schedules, and sequence of operations.
Coordinate with electrical, mechanical, plumbing, and life safety trades for seamless integration.
Conduct QA checks, support loop testing, calibrations, and commissioning activities.
Manage material deliveries, enforce safety policies, and maintain accurate documentation.
Assign tasks to field engineers and subcontractors, ensuring productivity and quality.
Lead site meetings, resolve on-site issues, and adapt schedules to maintain workflow.
Act as the main point of contact for customers, contractors, and project teams.

Working hours: 8:00 AM - 5:00 PM

Technical & Integration Mastery
While basic knowledge of networks is required, a top-tier candidate will possess:
Protocol Conversion Expertise: Proficiency in troubleshooting gateways between BACnet, Modbus TCP, and SNMP (crucial for IT/UPS integration).
Advanced Troubleshooting: Ability to use network diagnostic tools (like Wireshark) to identify communication bottlenecks in the control bus.
System Specifics: Certification or advanced training in DeltaV or Rockwell Automation, as these are specifically mentioned as "pluses" for your more complex industrial/data center applications.

Mission-Critical Operational Fluency
Data centers operate differently than standard commercial builds. Preferred candidates will have:
Integrated Systems Testing (IST): Experience leading "Pull the Plug" tests (Level 5 Commissioning) where the facility is tested under total utility power failure.
MOP/SOP Authoring: Ability to write and follow strict Methods of Procedure (MOPs) to ensure zero downtime when working on or near "live" critical loads.
Redundancy Logic: Deep understanding of N+1 and 2N control logic to ensure backup systems (chillers, pumps, generators) kick in seamlessly.

Miami-Specific & Regional Expertise
Working in the Miami market introduces unique variables:
Extreme High-Efficiency Cooling: Experience managing controls for high-tonnage centrifugal chillers and Thermal Energy Storage (TES) systems, which are common in Florida to manage peak power costs.
Bilingual Proficiency: Professional fluency in Spanish is a significant asset in the Miami construction market for managing local subcontractors and field labor.
Resiliency Awareness: Understanding of control system hardening against humidity and high-velocity hurricane zone (HVHZ) requirements for outdoor sensors and panels.

Leadership & Project Governance
Lean Construction / Pull Planning: Familiarity with "Last Planner" methodologies to keep aggressive data center schedules on track.
Digital Field Management: Expert-level use of Procore, Bluebeam, or BIM 360 for real-time tracking of I/O checkout sheets and commissioning logs.
Financial Literacy: Ability to assist the Project Manager in identifying Change Order opportunities by spotting "scope gap" between mechanical plans and control requirements.

Experience:
4-7 years

Qualifications:
Education: AS in HVAC, MET, EET (BS in Engineering preferred). Experience may substitute for degree.
Experience: 5+ years as Site Foreman or Supervisor in controls installation, ideally in mission-critical environments or data centers.
Hands-on experience with PLC, HMI, DDC systems; Wonderware, Rockwell, and DeltaV a plus.
Knowledge of networks (Ethernet, Modbus, BACnet) and mechanical systems (chillers, air handlers, pumps).
Strong leadership, communication, and problem-solving skills.
Ability to lift 50 lbs and work near high electrical currents.
Willingness to travel and/or relocate for medium to long-term assignments.
Ability to obtain government security clearance (up to Secret level).
