Do you have strong organizational skills and thrive in a fast-paced environment? Our client is seeking a highly motivated individual to join their team as an  Eviction Specialist.   In this position, you’ll play a vital role in ensuring the eviction process is handled proactively and respectfully.

What You'll be Doing :

Evictions & Notice Management

  • Oversee the Notice to Pay or Quit process monthly, ensuring timely, consistent, and thorough execution
  • Prepare eviction files for non-compliant residents and ensure accurate documentation
  • Maintain a strong understanding of local and federal laws related to evictions, lockouts, and notices
  • Work directly with residents during the eviction process, providing clear communication around timelines, expectations, and financial responsibilities
  • Maintain weekly status updates using third-party reporting software to communicate progress to leadership
  • Coordinate occupancy checks with field teams as needed
  • Track and report eviction milestones such as lockouts, court dates, skips, and return of possession
  • Request Health & Safety inspections when habitability concerns are raised during the eviction process
  • Manage squatter eviction cases, ensuring compliance with all applicable legal procedures
  • Ensure resident move-outs are processed in internal systems promptly, and maintain all dashboards and alerts accordingly

Resident Communication & Culture

  • Respond to all internal and external communications with professionalism, urgency, and empathy
  • Resolve customer issues with a goal of one-touch resolution
  • Reach out to residents who have submitted a Notice to Vacate, offering retention solutions with a customer-first approach
  • Keep residents informed on lease expirations, renewals, rent increases, and related policies
  • Provide local market comps to help educate residents on the value of their home
  • Actively contribute to a collaborative team culture, supporting cross-functional initiatives and shared goals
  • Qualifications and Experience

  • High school diploma or GED required
  • At least 1 year of property management experience, ideally in single-family residential housing
  • Strong customer service orientation, with a track record of exceeding service expectations
  • Ability to address challenging issues with persistence, empathy, and professionalism
  • Excellent verbal and written communication skills
  • Basic knowledge of accounting and math, with proficiency in Microsoft Word, Excel, and Outlook
  • Highly organized with a sharp eye for detail
  • Excellent time-management skills and ability to meet deadlines under pressure
  • Self-starter with a proactive, motivated, and solution-driven mindset
  • Additional Information

    This role involves a variety of routine office-based activities and may require extended hours on occasion :

  • Regular typing, speaking, hearing, reaching, viewing, and repetitive motions
  • Routine use of standard office equipment and computer systems
  • All duties must be carried out in a professional and safe manner
  • The position is based in our client's office in Charlotte, NC, with the potential to work from home one day per week in the future. Standard workdays are Monday through Friday, occasional evening and weekend overtime hours as needed.  Our client offers competitive compensation, benefits, and opportunities for growth.
