Project Manager (Residential Construction)

New Leaf Story : Home Builders of Charleston, SC & Wilmington, NC (newleafsc.com)New Leaf Builders is currently looking for a Senior Project Manager to assist in Charleston, SC.The right candidate's primary responsibility is to manage all functions of the job site as it relates to home construction while providing excellent customer service. We are requiring at least 5 years of residential experience in new home construction. The Senior Project Manager is the leader and manager of prospective construction projects and teams of multiple homes. Management would include managing field and project management staff, as well as providing oversight for all phases (from permit to closing) of the construction project. This is achieved through scheduling and supervising job site subcontractors to ensure work is proceeding on schedule and within budget while maintaining company construction and safety standards.Essential Duties and Responsibilities include the following. Other duties may be assigned.Plan and direct construction activities on the building siteSchedule all involved subcontractors for each phase of development and constructionCompletes each home site on schedule from planning through occupancy, ensuring all contract obligations are satisfiedApproves work being performed by subcontractors and handle any related issuesAuthorizes payment of subcontractors upon thorough inspection of workMaintains a safe work site by implementing safety requirements Maintains compliance with all applicable building codesVerify all checklists are completed and inspections are scheduled and passedConduct homeowner orientation and any re-walks ensuring homeowner satisfactionRecognize and enforce quality standards through daily inspection of homes under constructionMonitors subdivision cleanliness and hold subcontractors responsible for daily clean-upSchedule and manage subcontractors to make designated warranty repairsFollow up with homeowners to ensure concerns are addressed in a timely and professional mannerConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyAbility to work additional hours as necessary to meet business needsDevelops and maintains good rapport with subcontractors, homeowners, city officials and inspectorsExecute company policies and enforces uniformity on construction methods to ensure compliance with quality standardsSuggest improvements within the systemPlease visit our
