Midwest Real Estate Manager
FUNCTION :
Manage the Real Estate Portfolio for a multi-state region including : identifying and negotiating sites for new store locations, relocations, expansions, remodels, lease renewals and various asset management responsibilities.
INTERACTION :
- Reports to SVP of Real Estate
- Extensive interaction with Landlords and Landlord representatives
- Frequent interaction with Finance, Construction and Store Operations
- Frequent interaction with attorneys and brokers
- Interaction with other individuals throughout the organization
SUMMARY OF DUTIES AND RESPONSIBILITIES [Essential Functions] :
Develop strategic plans for all markets and states in assigned territoryUse mapping software to analyze potential real estate actionsPossess expertise in all markets in assigned regionManage critical lease dates and proactively negotiate favorable renewal termsIdentify new store / relocation sites consistent with market strategyNegotiate term sheets for new sitesCoordinate landlord work letters and delivery with ConstructionConduct financial analysis for all potential investmentsPrepare Real Estate Committee presentations and present to Senior ManagementAccurately and consistently communicate with all levels of the organizationBe an ambassador of the Bealls brand to the real estate communityAdditional duties as assignedSUPERVISORY RESPONSIBILITIES :
Direct and manage external broker networkThere are no internal supervisory responsibilities for this positionQUALIFICATIONS AND EXPERIENCE :
Ability to work independently and manage multiple projectsFlexibility to adapt to changes in business environmentCollege degree requiredStrong negotiating skills5+ years related work experienceAbility to travel 40% of timeMust possess excellent written and verbal communications skillsMicrosoft Word and Excel proficiency is requiredGood organizational skillsFluent in EnglishPHYSICAL DEMANDS :
