Our Company is seeking : An experienced and highly motivated Apartment Maintenance Supervisor for our  Market Rate Apartment Community  of 240 units in Atlanta, Georgia.

Schedule : Monday - Friday 8 : 00am - 5 : 00pm

Job Type : Full-Time

Job Description Summary :

The Maintenance Supervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior / exterior areas.

Responsibilities :

• Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.
• Coordinate and complete resident work orders within 24 hours.
• Complete regular community inspections.
• Ensure that all market-ready apartments are prepared for move-in.
• Perform on-call emergency service as required.
• Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units,
• Performs various preventative maintenance functions and records findings in maintenance logs and / or property management software system.
• Works with Property Manager maintaining and monitoring Budget Control Log.
• Confirms with Property Manager that contractors have completed insurance requirements before performing work.
• Understands and complies with Fair Housing Laws and Standards.
• Responsible for monitoring shop inventory to ensure productivity.
• Complete supply orders in accordance with the annual operating budget.
