Project Manager Exterior Restoration & Waterproofing

Location : Hyattsville, MD (Covers DC / Maryland / Northern Virginia)

About the Role

This is a field-driven Project Manager role for someone who thrives on jobsite problem-solving, tight execution, and leading crews through complex exterior restoration and waterproofing projects. Youll manage high-visibility work ranging from mid-six-figure to multimillion-dollar scopes, keeping schedules, budgets, safety, and client expectations fully aligned. What Youll Do :

Lead multiple restoration and waterproofing projects from preconstruction through closeout

Maintain full responsibility for scheduling, production tracking, safety, forecasting, and field execution

Conduct job walks, plan access (lifts, swing stages, scaffolding), and coordinate materials and deliveries

Work closely with Estimators during handoff and maintain disciplined documentation throughout each project

Manage submittals, RFIs, permits, change orders, cost control, and client communication

Keep Foremen, subcontractors, and crews aligned on daily priorities and expectations

Ensure updated drawings, scope clarifications, and material specs are communicated to the field

Apply strong working knowledge of building envelope systems including masonry, concrete, coatings, sealants, stucco, and waterproofing membranes

Use tools such as Procore, CRM platforms, and client portals for documentation and transparency

Drive projects to completion with clean closeout packages, warranties, punch lists, and confirmed milestones

What Youll Need :

2+ years of experience managing exterior restoration, waterproofing, faade, structural repair, or building envelope projects

Strong field awareness, sequencing ability, and hands-on knowledge of lifts, swing stages, shoring, coatings, and sealant work

Ability to read and interpret commercial drawings and technical specs

Proficiency with Microsoft Excel, Word, and willingness to learn new technology and digital tools

Valid drivers license and clean driving record

Comfort with early start times and a fast-moving work environment

Bilingual Spanish is a plus
