Job Summary : Under the supervision of the Associate Director of Facilities, the Project Manager, Capital Improvements (CI) is responsible for planning and managing capital improvement projects across the CCDC portfolio. The role involves coordinating efforts between departments and teams to execute and track projects, maintaining vendor relations, and implementing accountability systems. The PM – CI is a collaborative, organized, and thorough communicator from project concept through completion.
Status : Full-time, Exempt, Regular
Location : San Francisco neighborhoods
Hours : Monday through Friday, general business hours
Salary : $93,679 - $98,610 annually; includes comprehensive benefits
Schedule : Weekly schedule, hybrid (1-2 days remote)

What You Will Do :
- Manage project supplies, equipment purchases, and rehab construction projects, ensuring completion on time and budget, tracking with Microsoft Project Manager.
- Perform feasibility analyses, including deficiency lists, code investigations, and cost analyses for projects.
- Manage vendor and contractor selection processes, including bid evaluations and negotiations.
- Prepare and negotiate contracts, manage contract compliance, and oversee project design development.
- Prepare cost estimates, review invoices, and monitor project costs.
- Obtain and track permits, licenses, insurance, and lien waivers.
- Oversee construction activities, ensuring compliance with local regulations and project specifications.
- Analyze change order proposals and ensure adherence to plans and specifications.
- Coordinate with property and asset management to establish project priorities and funding.
- Create and maintain databases for deficiencies, costs, and project statuses.
- Interact with contractors, inspectors, and authorities during projects.
- Follow up on maintenance and repair activities, ensuring compliance and warranty work completion.
- Maintain property files, ensure FHA & ADA compliance, and manage project close-outs.
- Assist in vendor selection, review construction documents, and prepare project reports.
- Support work order management, attend meetings, and draft RFPs and scopes of work.
- Perform administrative tasks, support emergency responses, and embody organizational values.

Four years of progressive experience in construction project management of complex urban residential projects.Proficiency in Google, Microsoft Office, Project, Primavera, and other relevant programs.Knowledge of affordable housing.Qualifications :
