Job description

Primary Function

Under minimal guidance the Valuations Specialist III will be responsible for leading Valuation Specialists to complete routine and complex assigned, valuation responsibilities. The Valuations Specialist III will support team members to meet individual work lists and tasks efficiently while modeling procedural behaviors with an assigned set of accounts and other responsibilities. The Valuation Specialist III will be the initial escalation point for the Valuation Specialists. The Valuation Specialist III will work with the Senior Appraisal Manager to review and decision valuation reports that are outside of established QA requirements. They will assist other team members in meeting and exceeding Valuation team metrics, as well as addressing vendor concerns. The Valuations Specialist III will work closely with the Valuations Team Manager, to ensure that Valuation Specialists perform at the highest levels and that Valuation Vendors meet the expected requirements for quality and timeliness.

Principal Duties

  • Review returned valuation reports for accuracy and completeness.
  • Initiates secondary review of valuation reports when the automated QA metrics are not satisfied.
  • Assists in managing relationships with and performance of appraisers, and vendors.
  • Assists Valuation Manager in the control of expenses related to the valuation process. Having the authority to approve additional fee expenses at a level subordinate to the authority of the Valuation Manager.
  • Arranges for contractual services relating to valuation tasks outside the standard product offering of the established Valuation Vendors.
  • Escalated contact to resolve impediments or delays which are prohibiting vendor from timely completing assignments. Initiates valuation orders through established vendors using complete and accurate information. Specific responsibilities may include valuation tasks related to GSE-program loan accounts, including (but not limited to) VA, Freddie Mac, Fannie Mae values.

Ensures SMS compliance with ECOA requirements through delivery, reporting and follow up of applicable value reports.

  • Performs other duties and special projects as assigned
  • Complies with company policies and procedures.
  • Reviews specific team and individual measurements to meet goals and directions
  • Contributes to the on-going improvement of the Valuations Team through sharing ideas and improvements with the team.
  • Updates files to ensure that Shellpoint and the investor have a clear understanding of the condition of the collateral.
  • Performs additional projects and duties as assigned by supervisor.
  • Education and Experience Requirements

    Educational Requirements

  • High School Diploma required.
  • Bachelor’s degree preferred.
  • Experience Requirements :

  • Minimum 2 years direct experience working with collateral documentation systems.
  • Thorough understanding of Servicing Director and OnBase screens and navigation
  • Experience ordering, reviewing, and working with all value types : AVMs, BPOs and Appraisals
  • Knowledge, Skill, and Ability Requirements

  • Minimum two years valuations, preservation, or real estate experience.
  • Prior experience providing direction to vendors and performing oversight of their work product
  • Proficient in Microsoft Word and Excel.
  • Excellent communication skills via telephone and written communication.
  • Demonstrated attention to detail and organizational skill.
  • Ability to work independently with minimal supervision.
  • Strong analytical and problem-solving skills to be used in directing decision-making.
  • Solid orientation toward supporting team performance and collaboration with others.
  • Basic understanding of Mortgage lending and servicing.
  • Strong negotiation follow-up skills, as well as the ability to meet strict deadlines.
  • Experience in late-stage mortgage collections, including handling modifications, short sales, and Deeds in Lieu of Foreclosure is a plus.
