Smith Commercial Management, Inc. is a boutique Commercial Property Management Company located in Morgan Hill, CA. We are looking for an experienced Commercial Property Manager to join our Team!
Our ideal candidate has excellent communication skills, and a positive attitude, is a problem-solver with outstanding attention to detail, and has the ability to collaborate with team members. This person will be responsible for managing a portfolio of Commercial properties (office, retail, and / or industrial) in the Greater Bay Area. The ability to multi-task, manage complex schedules, take initiative, and meet deadlines in a fast-paced environment is essential for the position. As a Property Manager, you will be involved in all aspects of managing your assigned portfolio, from daily operations and financial activities to maintaining important relationships with our tenants, property owners, and vendors.
Compensation Package :
- $ 85K-93K + year-end gift
- Office hours 8 : 30am – 5pm
- Works in a large cubicle workstation
- On-site position (office is located in Morgan Hill)

Where is the office? Our office is located within the Cochrane Business Ranch complex in Morgan Hill. The office is open Monday – Friday from 8 : 30 am -5 pm. This is an in-person position as we do not offer remote or hybrid schedules.
What is the office environment? While each person has a set list of duties and responsibilities, we often collaborate and foster a Team atmosphere. Our office is aesthetically pleasing with living plants and artwork, and our kitchen is always fully stocked with snacks and beverages to cultivate a supportive and productive work environment!
Responsibilities :
Lease administration to include collections and compliance. Familiar with lease agreements, extensions, amendments, and other related documentsNegotiate and document transactions with existing tenantsPerform routine property site inspectionsBid, negotiate, and manage all vendor contractsAccurately abstract all leases into Yardi VoyagerInterface with property owners on an ongoing basis to maintain positive relationshipsPrepare operating and capital budgets, annual expense reconciliations, and tenant billbacks on time. Have a strong knowledge and understanding of CPI adjustments, escalations, recoveries, etc.Oversee and manage all tenant improvements, market-ready work, and property construction projectsApproval of property expenses and payment vouchersEnsure tenant compliance with all insurance requirementsArrange for alterations, maintenance, repairs, and upgrades in accordance with the budget or management planCommunicate with Service Coordinator on tenant service requestsManage tenant move-in / move-out processPost tenant payments in Yardi-Elevate, A / R review, prepare past due notices and statements to tenantsReview month-end financial reports and send to clientsPrepare and send out tenant notices, memorandums and other communicationResearch and analyze services i.e. : garbage, utilities, and other work for proper service levelsOther duties as may be assignedRequired Skills, Knowledge, and Experience :
A high school diploma or a general education degree (GED) is required. Associates' or Bachelor's degree strongly preferredA California Real Estate Salesperson or Broker license is requiredA valid driver’s license, own a reliable vehicle, and maintain automobile insurance3+ years of commercial real estate property management with increasing responsibilities. Please note that candidates with only residential property management experience will not be considered at this timeProficiency in the use of Microsoft Office Suite, Yardi Systems requiredFamiliarity with Zoom, Slack, and Asana preferredExceptional customer service skillsExcellent oral, written, and interpersonal communication skillsAbility to analyze, discern, prioritize, and problem solveStrong time-management and multitasking abilitiesMaintain the confidentiality of company informationAbility to move, carry, or lift objects of varying sizes, weighing up to 25 lbsThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, and photocopiersDriving in varying weather conditions to properties is regularly required
