Job description

The Operations Manager- Landscaping is responsible for overseeing a specific district(s) preseason in-season snow & ice control and postseason operations including the management of all field operations to meet profitability goals while closely adhering to the companys mission and stated values.

DUTIES & RESPONSIBILITIES :

General Responsibilities

  • Take direction and assist the companys Director of Operations.
  • Lead your district(s) and partner with other Operations Manager(s) and District Sales Manager(s) to work in a team approach during all facets of your role.
  • Lead your district to align with all Winter Services LLC financial guidelines.
  • Lay out a detailed plan to ensure all Commodities are being tracked and used at rates that are compliant with Winter Services LLC benchmarks. These include :

Bulk Salt

  • Bag Salt
  • Sub Pay
  • Seasonal Pay
  • Fuel
  • Lay out a detailed plan for in / out of all storm operations to prevent unnecessary overtime.
  • Understand all branch profit and loss reports (P&L).
  • Set and manage all pre- in- and post- season budgets for your assigned district
  • Manage all building repairs at your district location.
  • Understand and be committed to providing services that meet or exceed the company standards.
  • Ensure that all safety policies are enforced with regard to all company operations.
  • Complete all required paperwork in a timely and efficient manner.
  • Participate in all snow operations meetings for the company.
  • Participate in all weather and snow operations planning calls.
  • Specific Operations Responsibilities

  • Develop all pre- post- and in-season operations plans for your respective district(s).
  • Maintain and keep updated a comprehensive property list for your district(s) so it remains current. At any given moment you should know the accounts in your district(s) length of the current contract(s) types of services being performed on the sites and the crews that are performing the services.
  • Manage the pre-season property inspection process for your district(s) to ensure completion of all staking and photography by you and your District Sales Manager(s).
  • Review all pre-season photography to ensure it is comprehensive prior to signing off on its completion.
  • Spot check all district(s) staking to evaluate quality of execution and identify any missed properties.
  • Partner with the District Sales Manager(s) on a regular basis to review the assignment of crews as well as to evaluate the overall efficiency of all snow operations for your district(s) including plowing salting and walks.
  • Partner with the District Sales Manager(s) and Clearinghouse Team to build all salt and walk routes for your district(s) using SalesForce and Viaesys Technology platforms.
  • Manage Area Managers Subcontractors Equipment Operators and Salt / Walk Crews
  • Meet and build a rapport with all current Area Managers Subcontractors Equipment Operators Salt Truck and Walk Crews in your district(s).

  • Work with Director of Operations to identify hire and train all new Area Managers Subcontractors Equipment Operators Salt Truck and Walk Crew hiring needs prior to the start of the season.
  • Work with Director of Operations to qualify and hire new subcontractors to provide services or to replace subpar subcontractors. You must visit a new subcontractors shop and physically see his / her equipment before they may be hired as a subcontractor.
  • Work with the Clearinghouse Team to ensure new subcontractors provide all necessary paperwork to the office PRIOR to performing work on a customers site. You may be asked to follow-up with your current or new subcontractors to obtain missing paperwork prior to the start of the season.
  • Train new / existing Subcontractors and equipment operators on each assigned site (as needed) by reviewing satellite photography with them and a highlighted / color-coded plowing plan to ensure timely and efficient snow plowing operations.
  • Ensure Area Managers have conducted pre-season walk-thru / training with each Subcontractor or Equipment Operator for each account in their area by Nov 15

  • Maintain a list of qualified Subcontractors with available equipment or additional Equipment Operators as needed in the event of an emergency replacement situation.
  • Initiate any / all calls to your respective Area managers to be prepared for winter event or to kick off plowing salting or walk services.
  • Ensure efficient operations in your district(s) through real-time management of all Subcontractors / Equipment Operators Salt Truck and Walk Crew service times. Times should meet or beat the projected times for each of the respective operations. When times are not met or exceeded corrections / replacements should be made prior to the next winter event.
  • Actively re-allocate equipment / crews within your district(s) during a storm. Partner with your Director of Operations and other Operations Managers in the event of shortages to ensure coverage is enough in all areas at all times.
  • Perform site inspections during and after service events to ensure successful completion of all scheduled tasks on specific routes.
  • Ensure the completion of any required paperwork from Area Managers prior to submitting it to the billing team.
  • Partner with the District Sales Manager(s) Director of Operations Area Managers Subcontractors and Crews after every storm to review customer service feedback sheets and create an action plan for corrective action on sub-standard customer service experiences.

  • Review Area Manager provided maps of all properties and generate all necessary work orders for post-season property repairs.
  • Partner with District Sales Manager(s) to build post-season property repair priority list for your district(s)

  • Manage and maintain positive relationships with contracting firms vendors and subcontractors.
  • Improve production on all levels.
  • Maintain and improve customer satisfaction levels by providing services that exceed customer expectations.

  • QUALIFICATIONS :

  • Extensive knowledge and understanding of snow plowing / removal and landscape operations.
  • Must possess excellent verbal and written skills.
  • Must have excellent oral communication inter-personnel multi-tasking and organizational skills.
  • Ability to manage multiple crews simultaneously.
  • Must be computer literate including working knowledge of Microsoft Office Suite.
