Supervisor of General Trades
Under general supervision, this position plans and directs the maintenance and repair activities for all assigned staff and contractors for all campus buildings. The position provides supervision for all assigned staff. The position is responsible for the maintenance and repair of all equipment such as streets, sidewalks, elevators, etc. and all building maintenance including all general building repairs throughout all campus buildings. The position estimates work times for assigned staff and manages all assigned staff. The position also has oversight responsibility.
About This Opportunity :
- Personally performs a variety of skilled and semi-skilled maintenance tasks.
- Makes regular inspections of buildings and equipment to identify conditions that require repair and issues work orders for needed repairs.
- Provide both skill set and safety training to all assigned staff on a constant basis.
- Estimates work in all areas of responsibility and processes documentation for purchase of goods and services and verifies receipt of goods and invoices for payment.
- Considered essential personnel / responder - which means that this position reports to work when the University is closed or in emergency situations unless otherwise determined by the supervisor.
- Position may be required to possess and maintain certification, licensure, educational level and / or experience criteria as applicable to the tasks being performed or supervised and follow applicable building codes.
- On-call responsibilities for Facilities Services Maintenance (in 2-week rotation 1 of 4 people) This is a working supervisory position - minimum journeyman level skills and abilities are associated with job.
- Perform other duties as assigned by supervisor.
Required Skills / Abilities :
Ability to read and comprehend various forms, documentation, files, and information in the department.Basic mathematical skills to be able to estimate jobs and review costs.Thorough knowledge of principles, policies, practices, materials, tools, and equipment used in general building construction, maintenance and repair.Strong supervisory, interpersonal, and written communication skills.Knowledge of computers as related to facilities and work order systems.Ability to recognize areas in need of maintenance, repair, or improvement.Ability to evaluate and resolve day-to-day problems pertaining to the maintenance or repair of the physical facilities.Must possess journey level knowledge of one or more trades or advanced knowledge in one trade applicable to area supervised.Good general knowledge of all building trades to include : HVAC, plumbing systems, carpentry, electrical and mechanical trades.Ability to lay out and inspect the work of trades people and provide clear direction. Ability to supervise the work of others.Must have personal hand tools for completing assigned workNormal work week is forty (40) hours Monday - Friday, but the ability to work extended hours and weekends to respond to emergencies and meet deadlines is required.Ability to be on call 24 / 7 for building trades responsibilities.Ability to drive a university vehicle for university business on a regular basis as approved by university insurance.Required Qualifications :
High school diploma / GED required.Associates degree in technical related field preferred (building construction, mechanical or electrical engineering preferred).Minimum of five (5) years' experience where work involved the overall maintenance of buildings which included HVAC, electrical, plumbing, carpentry, etc. - three (3) years of which must have been in a supervisory capacity and preferably in a higher education environment.Minimum journeyman carpentry, electrical, plumbing or mechanical skill level is required.A valid New York State driver's license required that satisfies both University and insurance company underwriting rules and regulations for driving a motor vehicleTotal Compensation :
