Position Overview
The Director, Maintenance and Facilities is a critical functional leader ensuring sites are open and operating at peak physical efficiency with strict adherence to regulatory requirements for operating a car wash. This role ensures the local facilities management teams are effectively completing both reactive and preventive work to deliver optimal wash quality. Supportive of this, the role ensures work processes and provides training support to manage a safe and environmentally compliant work environment.
The Director provides strategic leadership and day-to-day direction to maintenance and facilities teams, fostering accountability, development, and high performance across a geographically dispersed team.
Essential Functions
Open and Operating at Peak Efficiency
- Partners with local maintenance teams to ensure full adoption and utilization of CMMS across all platforms
- Develops, monitors and reports KPIs in relation to site uptime, Mean Time to Repair (MTTR) and work order completion
- Establishes processes and facilitates parts and equipment procurement to ensure timely completion of repairs, minimizing downtime and optimizing wash quality
- Creates Preventative Maintenance (PM) program for system-wide adoption to reduce equipment upkeep spending and avoid equipment failures
- Evaluates and optimizes wash chemical supply network to balance Cost per Wash (CPW) and “show” for each supplier and car wash platform
- Ensures peak profitability through monitoring of CPW and Water per Wash (WPW), guiding corrective actions accordingly
- Recommends and supports execution of capital investment in equipment based on asset life and condition
- Supports development of tech training program to broaden recruiting capability and enhance performance of existing maintenance teams
- Provides M&A support through due diligence site visits, identifying equipment investment needs and leading execution of the identified work
- Reports monthly on KPI and financial performance of equipment maintenance, instituting effective corrective action as necessary
Facilities Management
Supports and optimizes local relationships for outside services such as settlement tank pumping, lawncare and snow removal.Develops and optimizes network of provider relationships for exterior services such as painting, concrete repairs, and tradesLeverages use of CMMS platforms across all brands to capture and manage all non-wash equipment workIdentifies and leads national relationship for signage upkeepProvides M&A support through due diligence site visits, identifying site investment needs and leading execution of the identified workReview and analyze monthly financial results and provide specific actions in response to variances from planHSE Compliance
Evaluates all work processes ensuring compliance with OSHA regulations regarding environmental and sound exposuresEnsures all processes regarding wash chemicals and wastewater disposal processes comply with EPA regulationsOther duties as assignedEducation and Experience
Minimum experience of seven years in a Facilities leadership position in a medium sized company ($100+ million revenue); private equity-backed company experience is a plusMinimum of seven years of experience within multi-unit operations (strong preference from car wash industry and / or gas station, convenience store, quick lube)Broad-based professional with demonstrated expertise in multi-unit facility operations and the supporting cross functional processes necessary to execute the businessUnderstands safety (OSHA) and environmental (EPA) requirementsProficiency in utilization with Computerized Maintenance Management Platform Systems (CMMS)Significant exposure to high growth organizations and the associated complexity of integrating new entitiesExperience in managing multiple tasks and priorities in a fast-moving environmentKnowledge, Skills, and Abilities
Deep knowledge of multi-site maintenance operations, including HVAC, electrical, plumbing, and car wash systemsStrong understanding of regulatory compliance (e.g., OSHA, EPA, stormwater, management, water reclamation)Proven leadership skills with ability to lead regional or national maintenance teamsSkilled in vendor management, contract negotiation, and capital project planningAbility to develop preventive maintenance programs and drive executionStrong analytical and budgeting skills to manage repair and capital expenditure planningExcellent communication and collaboration skills across operations, procurement, and construction teamsProven ability to develop high-performing teams through effective recruitment and talent developmentProven project management experience across timelines, budgets, and cross-functional teamsPhysical Requirements
