Schedule : Monday - Friday, 6 : 00 AM - 2 : 30 PM

Primary Functions

The Stationary Engineer (SE) performs skilled work in the operation, maintenance, and repair of all building mechanical, HVAC, plumbing, electrical, and control systems under the direction of the Chief Engineer (CE) and the Facilities Management Division (FMD) .

Core Responsibilities :

Monitor and maintain HVAC systems, including supply / return fans, coils, heat exchangers, pumps, compressors, valves, dampers, thermostats, and related controls.

Maintain and service air conditioning systems (chillers, pumps, cooling towers, valves, and instruments).

Oversee operation and maintenance of air compressors and related accessories.

Manage water treatment for closed and open loops (heating, chilled water, cooling towers).

Respond to fire alarms, drills, and emergency system alerts.

Execute work requests assigned by the Chief Engineer.

Report unsafe or unusual operating conditions to the CE immediately.

Maintain cooperative and professional interactions with tenants and stakeholders.

Safeguard all assigned keys, tools, tablets, and equipment.

Perform watch tours to visually inspect all systems-walking, climbing, and entering confined or noisy areas as needed.

Record inspection findings in the Watch Tour Log and submit to the CE.

Recommend and perform system repairs based on equipment condition assessments.

Calibrate and align automated building systems within design parameters.

Operate and maintain automation software (e.g., Alerton Client-Talk ) for scheduling and system adjustments.

Organize and back up system databases; debug as needed.

Respond to Maximo service requests in compliance with FMD and warranty guidelines.

Complete comfort and facility repair calls (adjust thermostats, fix lighting, plumbing, or electrical issues).

Execute repairs on electrical outlets, lights, mechanical / electrical doors, sinks, flush valves, and toilets.

Respond promptly to emergencies to mitigate damage and maintain building safety.

Read and interpret blueprints, drawings, and specifications to diagnose system issues.

Monitor system operations following published standards and document findings in Microsoft Office and / or Maximo.

Inspect and evaluate building systems to reduce energy waste and ensure compliance with CAL-EPA and California Energy Commission guidelines.

Ensure continuous, efficient operation of all building systems and equipment.

Communicate effectively with the Customer Service Center (CSC) , FMD Contract Administrator , and Designated Representatives via two-way radio or electronic communication.

Attend ongoing FMD Safety Training and technical sessions.

Knowledge and Expertise

Boilers and auxiliary boiler room equipment

Heating, lighting, ventilation, air conditioning, power, and refrigeration systems

Electric and pneumatic controls

Water analysis and chemical treatment methods

Mechanical and electrical equipment maintenance tools and practices

Fire and Life Safety (FLS) systems and alarm operations

NFPA 70 electrical safety standards

Building emergency response procedures

Install, operate, and repair complex mechanical and electrical systems

Work Environment

Work assignments include single-story and high-rise buildings (7+ floors)

Use of passenger or freight elevators to move personnel and equipment

Exposure to extreme temperatures, dust, fumes, odors, and loud noise

Work in public-access areas, confined spaces, crawl spaces, or mechanical rooms

May require overtime or emergency response outside normal hours

Possible contact with hazardous materials, requiring adherence to safety procedures

Physical Requirements

Frequent standing, walking, bending, stooping, kneeling, or squatting

Climbing stairs or ladders and reaching high areas with lifts or ladders

Repetitive hand use for tools and equipment

Heavy physical work - lifting, pushing, or pulling up to 50 pounds

Conduct visual and auditory inspections to detect operational issues

Safety & PPE Requirements

Proper use of required safety equipment, including :

Ear protection in machine spaces

Dust masks, eye protection, gloves, rain gear, and back support as appropriate

Follow all DGS / FMD health, safety, and emergency protocols

Professional Standards

Deliver excellent customer service and technical support

Participate in meetings related to maintenance planning, shutdowns, and evaluations

Remain available for emergency response (e.g., fire alarms, earthquakes, or disasters)
