Assistant Property Manager

Overview
The Assistant Property Manager supports a collaborative team of Tenant Services Coordinators, Property Managers, and Senior Property Managers to manage a portfolio of approximately 1 million square feet. You’ll also have opportunities to contribute to projects across Lundy Management Group alongside other Assistant Property Managers.
This role is ideal for someone who is organized, solution-focused, and motivated by improving processes and supporting others. You’ll play a key role in proactively managing properties by anticipating needs, recommending preventative maintenance, and ensuring positive, professional interactions with tenants, vendors, and internal team members.
Work Hours
This is a full-time, 40-hour-per-week position, generally Monday–Friday, 8 : 00 AM–5 : 00 PM. Occasional evening or weekend hours with additional compensation bonus for work to meet property or tenant emergency needs. Assistant Property Managers also participate in a rotating after-hours on-call system to provide 24 / 7 support.
Key Responsibilities
1. Property Operations & Tenant Services
- Serve as a primary contact for tenants and residents, ensuring timely, respectful responses to questions and requests.
- Conduct regular property walkthroughs and document tasks and follow-ups.
- Coordinate work with on-site maintenance teams and outside vendors.
- Manage inspection schedules and ensure records are organized and up to date.
- Review and approve vendor invoices and monitor tenant and vendor files for accuracy.
- Assist in tracking and reporting budget variances.
- Clearly communicate property policies, responsibilities, and expectations.
2. Vendor & Maintenance Oversight
Solicit and evaluate vendor bids; select and manage contractors.Monitor contract performance and ensure compliance with Lundy standards. Review vendor invoices and maintain up-to-date documentation.3. Financial & Budget Support
Assist in preparing annual operating budgets and forecasts.Plan and track preventative maintenance needs and associated costs.Work closely with accounting and property managers on financial reviews and approvals.4. Reporting & Meetings
Help prepare monthly and quarterly asset management reports.Present updates to property stakeholders as needed.Maintain an up-to-date 90-day plan with personal goals, project timelines, and development milestones.Meet quarterly with your Manager to review performance and plan next steps.5. Documentation & Procedures
Maintain emergency procedures manuals for each property.Keep Lundy’s property management practices and policies current and continually improve them.You’ll be successful in this role if you :
