This position supports all Lending personnel and reports to the Credit Analyst Manager. The primary functions of this position include monitoring the appraisal process, completing various reports and projects, and performing evaluations as deemed necessary. This position insures adherence to the Lending policy and regulations through accurate documentation. At all times, this position shall remain independent from loan origination and loan processing functions.
Responsibilities
Manage the appraisal process; including but not limited to; ordering appraisals, reviewing appraisals, and maintaining communication between bank and vendors.
Responsibilities of the appraisal review include a thorough analysis of the appraisal report for accuracy, reasonable assumptions, appropriate technical analysis, current market conditions, and ensures compliance with regulations / requirements.
Maintain thorough and up-to-date knowledge of the Uniform Standards of Professional Appraisal Practice, Automated Value Models, the Home Valuation Code of Conduct and company valuation guidelines that are pertinent to the loan review process.
Order external third party reports (appraisals, site inspections, final inspections, etc.) and track for reporting / analyses / etc. Also, reviews any requests for 2nd appraisals to confirm the request is compliant.
Complete internal real estate valuations as deemed necessary. This includes an interpretation of real estate sales / rental data along with market trends and stability of the property's value and / or income, relative to it's market.
Review all downgraded loans to ensure we have proper real estate valuations in each file. Perform reevaluations as deemed necessary.
Review documentation as required in loan policies and bank regulations. Keep abreast of changes in regulation and procedures that effect loan documentation and compliance.
Complete construction inspections, as needed 9. Complete reporting for the various loan systems, including updating ticklers as necessary.
This position requires effective communication between all lending personnel, borrowers, regulators, auditors, outside agencies, other financial institutions, Compliance Officer and Accounting Department to assure adequate and proper procedures, payment application, system coding and compliance.
Provide prompt, courteous and excellent service to internal and external customers at all times. This includes an obligation to actively cooperate and interact with other departments and facilities to advance the overall interests of the bank.
Contribute to the effort of the Bank by performing other duties as assigned.
During periodic exams, assist auditors with pulling files and / or other documents and making copies as deemed necessary.
Draft correspondence as needed.
Maintain educational and professional expertise through attendance at job related seminars, conferences and workshops.
Two years' bank consumer, mortgage or commercial loan processing / servicing experience and knowledge of real estate credit processing / servicing procedures and policies preferred.
Knowledge of appraisals and the review process according to regulations.
Knowledge, skill and mental development equivalent to the completion of high school and some college courses (in the field of business), which includes specific courses in bookkeeping, business, math and typing.
Knowledge of data processing, accuracy with numbers and attention to detail is a must.
A high level of concentration is imperative. There is complex decision making and problem solving that may arise in this position must be resolved by this person. Anything that the incumbent is unable to solve would be referred to the Loan Operations Officer and / or Compliance Officer. Strong verbal communication skills.

Independent judgment and initiative are required to resolve issues relating to third party appraisals and make sound recommendations to superiors.
Work well in a fast paced environment. Ability to learn, understand and apply thorough knowledge of various computer systems, its capabilities and application in the Bank's lending environment.
