Work Hours
The work hours for this position are Mon - Fri + Weekends , 8:00 am - 5:00 pm
Key Purpose
Overall responsibility for the Operation, Replacement, Repair, and Maintenance of building-related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical, electrical, plumbing, and life safety systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure all preventive and predictive maintenance is completed and necessary repair are always made. Ensures uptime for critical systems. Ensures that work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees assigned TS personnel and contractors, routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The Chief Engineer requires a Master level Craftsman skillset
Essential Duties & Responsibilities
Completes HS&E training as scheduled
Follows HS&E procedures

Reports unacceptable HS&E conditions immediately
Perform/Direct TS execution, including operation, replacement, repair, and maintenance of mechanical, electrical, control systems, plumbing, life safety systems
Oversees service execution for non-asset related TS services
Perform/Direct all Preventive Maintenance Work orders from PM Calendar
Ensures AHJ regulatory compliance associated with in scope TS services
Ensures HS&E compliance
Ensures uptime for critical systems and assets
Ensures compliance to approved SOP and MOP
Ensures maintenance is executed according to established standards
Monitors and optimizes MEPF systems performance
Identify deficiencies through regular and thorough inspection of facility equipment and systems
Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required
Monitors operation, adjusts and maintains facility equipment and systems, records readings as necessary to ensure proper operation of equipment and systems, and notifies appropriate parties of any problems or malfunctions
Follows through on maintenance needs and deficiencies as appropriate
Operates support equipment including forklift, cranes, pay loaders, and moving vehicles
Maintains tools and orders supplies as required for installation and repairs
Complies with departmental policy for safe storage, usage and disposal of hazardous materials
Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)
Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment
Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner
Maintains operation and maintenance manuals for all equipment. Record all tests, scans and inspections as directed
Maintains all tests, logs and manuals in an efficiently organized manner
Ensures accurate and timely documentation
Follows good hood housekeeping standards
Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations
Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams

Qualifications
Education
HS Diploma or greater
Business Experience
Minimum of five (5) years of experience in the operation & maintenance of building systems, HVAC, mechanical, plumbing, electrical, and/or control systems
Two (2) years of experience supervising TS activity
Experience with customer line of business
Experience with customer building type(s)
Licenses/Certifications
Required certification in location applicable disciplines, including HVAC, Mechanical, Electrical, Hydraulics, Plumbing, or Automation/Controls - Formal OEM or employer training, Trade School, apprenticeship program, etc., or combination thereof
Universal EPA Certification (required for HVAC)
State or recognized AHJ license (Electrician)
Language and Interpersonal Skills
Ability to read, write, and communicate in English required

Technical Qualifications & Skills
Master Craftsman in HVAC, Electrical, Hydraulics, Plumbing, or Automation/Controls disciplines
Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems
Experience & proven ability to safely secure hydronic and electrical systems for maintenance
Experience & proven ability to Braze/Solder copper pie, thread black pipe
Basic carpentry skills
Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
Familiarity of general building systems i.e. vertical lift equipment, overhead doors
Ability to write, execute written and oral instructions and perform arithmetic calculations
Strong knowledge of safe work practices and procedures typical for maintenance operations
Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
Safely and skillfully use all types of related hand and power tools
Competencies
Understanding and able to troubleshoot office building emergency and fire systems
Understanding and able to troubleshoot and maintain central plant systems and supporting equipment
Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS)

Supervisory/ Management Scope
The Chief Engineer must be capable of working independently, and/or under the direction/oversight of local (FM), Regional, and/or Country TS and Account Managers (dependent on space type, scope of work, and dispersion of ISS organizational managers). The Chief Engineer supervises at least one other ISS TS associate and oversees third-party TS vendors at assigned location(s).
