  • Vendor & Contractor Management: Coordinate and oversee vendors, contractors, inspectors, and service providers performing maintenance, repairs, testing, and capital improvement projects while ensuring work is completed safely and according to property standards.

  • Work Order Management: Respond promptly to maintenance requests, prioritize repairs based on operational impact, and ensure timely completion while maintaining accurate maintenance records.

  • Emergency Response: Respond to emergency situations including power outages, equipment failures, plumbing leaks, HVAC failures, elevator incidents, flooding, fire alarm activations, and other building emergencies.

  • Regulatory Compliance: Ensure compliance with OSHA regulations, local building codes, fire and life safety requirements, environmental regulations, and property operating procedures.

  • Property Improvement Projects: Support renovation projects, equipment replacements, infrastructure improvements, and capital projects while coordinating with management and outside contractors.

  • Budget & Inventory Support: Monitor maintenance inventory, recommend equipment replacements, assist with budgeting for repairs and capital improvements, and maintain appropriate stock levels for maintenance supplies and critical spare parts.

  • Cross-Department Collaboration: Partner with Operations, Housekeeping, Concierge, Security, and Management teams to ensure the property's operational excellence and exceptional resident experience.
