Provide maintenance of community grounds and facilities as part of the overall goal of high quality customer service.
Description:
Non-Exempt Employee
Location: Community Specific
15-40+ hours per week (various by community/location)
Some weekends
Reports to Community Manager/Maintenance Supervisor
Responsibilities:
Represent parent company, its individual properties, employees and residents in a professional, pleasant and productive manner at all times.
Perform maintenance to ensure homes and community areas are in proper condition.
Conduct maintenance service through work orders in a timely, orderly, and efficient manner.
Build and maintain valuable resident relationships by exploring opportunities to improve the maintenance needs of the community grounds and facilities.
Use established procedures to identify deficiencies and take immediate action with Maintenance Supervisor approval.
Remove and dispose of garbage on community grounds, in common areas and at the entrance to maintain an attractive appearance & high standards.
Maintain all common areas of the community (mowing, landscaping, snow removal, etc).
Advise Community Manager or Maintenance Supervisor of residents who are not adhering to community procedures, policies and standards.
Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager/Maintenance Supervisor of equipment and supply needs.
Maintain order and appearance of garage and storage areas.
Maintain all maintenance and grounds equipment.
Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors.
Perform seasonal pre-maintenance service on a timely basis.
Remain available for on call duties as needed.
Participate in the refurbishing of Community Owned homes.
Perform repairs and maintain the community water and sewer lines.
Perform other duties as assigned.
Qualifications:
A minimum of 1-year maintenance experience, preferred.
High School Diploma or GED required.
Excellent customer service skills.
Valid operators license
General knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
Ability to operate maintenance equipment and other equipment.
Ability to lift or to move up to 75 pounds.
Ability to efficiently perform job responsibilities with minimal supervision.
Ability to tolerate exposure to various chemical compounds.
Working Conditions: Work inside and outside on community grounds in all weather conditions.
