Job descriptionBachelor’s degree in finance, business administration, or related field with a strong record of academic achievement; graduate degree is a plus. The candidate will likely have a minimum of 10+ years of commercial real estate leasing experience and / or related experience. Possesses existing tenant relationships from which to draw upon. Experienced in financial analysis, understanding of asset level financial statements, and possess a demonstrated level of experience in lease management and metrics. Knowledge of real estate accounting combined with strong analytical skills. Knowledge of design and construction process. Experienced in Yardi, MS Office 365 (MS Teams & other applications), and MS Excel. Must be highly organized, detail-oriented, and able to manage multiple and concurrent projects to achieve goals. Comfortable in a collaborative team-oriented environment. Exceptional communication and interpersonal skills. Requires limited travel.

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. The Company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, Austin, San Diego, and Houston, and can acquire and close transactions without the need for lengthy due diligence periods. Our 31-year track record and balance sheet allow us to move quickly and creatively, structuring acquisitions to satisfy sellers’ needs in a highly competitive market. Today, the Company owns and operates approximately 10M square feet across 18 states.
POSITION
The Director of Leasing will be primarily responsible for a portfolio of Company owned assets. The successful candidate will have worked in a principal and / or brokerage environment with an investor acumen approach to maximizing cash flow and increasing value while representing the Company in a ‘front facing’ role within the community.
The role is highly visible, both internally and externally, requiring skills and experience in leadership, management, and communication.
REPORTING
Executive Managing Director of Operations and Asset Management
R ESPONSIBILITIES
- Manage the leasing process.
- Oversee third-party leasing brokers.
- Respond to Requests for Proposals (RFP’s).
- Responsible for analyzing and presenting lease economics for deals being proposed.
- Negotiate Letters of Intent.
- Negotiate Leases and Landlord Work Letters, along with in-house legal, construction and property management teams.
- Ensure the success of a full cycle leasing process including turn-over and ensuring compliance with all requirements of the lease documents.
- In conjunction with Asset Management, Construction Management and Property Management, develop and refine plans, designs, cost estimates, permitting and project timelines.
- Update and track all lease proforma / budget changes throughout the lease negotiation process.
- Develop relationships with civic and community groups and government agencies conducive to supporting or processing any required CUP’s.
- Attend select conferences and industry events.
- Perform routine property inspections to ensure property and vacant suites are show-ready.
- Maintain and expand relationships with our existing tenants and develop relationships with new prospective tenants.
