Exciting Opportunity: Director of Capital Assets & Facilities at Hotel Management and Consulting, Inc.


About the role: Hotel Management and Consulting is seeking a Director of Capital Assets & Facilities. The Director of Capital Assets & Facilities is?responsible for maximizing the value and long-term profitability of an assigned portfolio of hotel properties on behalf of owners or investors by preserving and maintaining the physical plant and condition of the individual businesses. This role should expect up to 50% travel.

Primary Duties:

  • Facility Maintenance: Assist General Managers, District Managers, Regional Directors and Vice President of Operations in repair and replacement of critical items and or infrastructure to maintain the conditional of a hotel to maximize revenue. Assist in evaluating bids for one time project related work, assessing the proper scope of work to complete a project, evaluation of long term maintenance contracts insuring they are affordable and complete in covering the required work necessary, involved in brainstorming with operations team to determine best direction to take on maintenance and break/fix related issues.
  • Capital Expenditure (CapEx) Management: Oversee assigned property improvement plans (PIPs), renovations, and major repair projects to ensure they are completed on time and within budget. Projects assigned by SVP-Capital Assets & Facilities
  • Out of Service Rooms: Conduct and orchestrate a weekly TEAMS call EVERY FRIDAY with District Managers and Regional Directors reviewing every out of service room from the current BI Report at each hotel. The critical issue is assisting the Operations Team on a specific plan to get each and every OOS room returned to a revenue-producing state as quickly as possible in an effort to maximize profitability.
  • Owner-Operator Liaison: Act as HMC's representative contact person with individual hotel owners, hotel ownership senior level management, owners' asset managers, owners' facility managers. and any other ownership related person[s]. Discussions involving items such as, deployment of ownership capital, specific project related costs, as well as any discussion surrounding the hotel facility regarding any topic[s].
  • Brand Liaison: Understanding the brand requirements the hotel need to adhere to and ensure compliance at the hotel level of brand standards related to the physical plant and condition of the hotel[s]
  • Contractor Sourcing & Development: Develop, source, vet viable contractors to perform plumbing, electrical, HVAC, roofing, painting, repairs throughout the hotel portfolio.
  • Product Sourcing & Development: Develop new suppliers and strategic pricing of frequently purchased items used in hotel improvement or preventative maintenance programs.
  • Preventative Maintenance: Assist the SVP-Capital Assets & Facilities in developing Preventative Maintenance Programs as well as checklists to insure critical systems, appliances, apparatuses and any other area or device critical to a safe, well maintained hotel are reviewed on an identified timeline each year to insure a smooth and seamless business environment, which is not interrupted by breakdown of furniture, fixtures, equipment as well as other mechanical infrastructure [doors, locks, elevators, water heaters, laundry equipment, lighting, electrical, plumbing, etc]
  • New Hotel Openings: At times candidate will participate in some of the new hotel opening calls. The candidate will be asked to review plans for camera placement, door lock criteria, exterior lighting options and other new development criteria that come up.
  • Hotel Due Diligence: Candidate can be asked to review a hotel property that an owner is looking to purchase. The visits typically involve assessing the physical condition of the hotel and critical systems equipment and infrastructure, and attributes considered favorable or unfavorable from a buyers perspective -this can be areas/items specifically to the hotel as well as grounds, roadways and surrounding areas deemed noteworthy.


Preferred Qualifications:

  • A Bachelor's degree in, hospitality, real estate, finance, construction or business
  • 10 years+ experience in multi-unit operations within the hotel, multi-family or real estate asset management or operations disciplines.
  • Certified Hotel Asset Manager (CHAM)?or?Certified Hotel Administrator (CHA) certifications preferred
  • Strong Oral and Written Communication Skills. Must be proficient, efficient, and comfortable in delivering or leading a presentation to any audience.
  • Advanced proficiency in Excel, Word and PowerPoint.
  • Comfortable using HMC's BI Systems and Reports along with knowledge and understanding of Shared Files Systems [Share Point, One Drive, etc.]
  • Candidate needs to know how to navigate and utilize the various Brand Websites [Choice, Marriott, Wyndham, Hyatt, etc.] tmodeling and familiarity with property management systems (PMS) and revenue management software.
