POSITION :
The Real Estate Project Manager and Inspector is responsible for overseeing all aspects of a real estate renovation project, from initial inspections, planning through construction and completion, ensuring the project is delivered on time, within budget, and according to specifications, by managing teams, coordinating with contractors, and mitigating risks throughout the development process.
The Home Inspector conducts detailed inspections on properties before they are listed for sale. This role involves assessing various systems and components of residential properties to identify defects, safety hazards, or maintenance issues that could impact the property’s marketability. The inspector will compile a comprehensive report for the seller, enabling them to make necessary repairs or adjustments before listing. The goal is to provide sellers with an honest, actionable overview of their property’s condition.
TRAINING :
Laptop and all necessary software licenses will be provided. Top-notch training from industry experts will be provided. All employees will have the opportunity to become licensed real estate agents in the state of California if so desired.
EDUCATION :
Must have or be willing to complete a home inspection course approved by the California Real Estate Inspection Association (CREIA) or the American Society of Home Inspectors (ASHI). Flipur will cover the cost if the candidate has Project Management Experience.
JOB REQUIREMENTS :
- Proven experience in project planning, scheduling, budgeting, and execution.
- Understanding of real estate development principles, zoning regulations, and construction practices.
- Proficiency in project management software, construction documents, and design software.
- Excellent verbal and written communication to effectively interact with diverse stakeholders.
- Ability to lead and motivate teams, manage conflicts, and make informed decisions.
- Strong analytical skills to assess project feasibility, identify potential issues, and develop solutions.
- Experience in contract negotiation with contractors and vendors.
- Computer Literacy
- Valid California driver license
- Travel between LA, OC, IE, and San Diego counties
RESPONSIBILITIES
PROJECT MANAGEMENT
Develop comprehensive project plans including timelines, budgets, resource allocation, and risk assessments.
Collaborate with architects, engineers, and designers to ensure project design aligns with project goals and budget.
Manage construction contracts, monitor progress, address issues with contractors, and ensure quality standards are met
Track project expenditures, identify cost variances, and implement cost-saving measures.
Maintain open communication with clients, investors, government agencies, and other stakeholders, providing regular project updates.
Navigate permitting processes, obtain necessary approvals, and address regulatory compliance issues.
Conduct final inspections, manage documentations, and finalize project deliverables.

INSPECTOR
Perform thorough inspections of the home’s exterior, interior, structural components, and systems, including HVAC, plumbing, electrical, roofing, foundation, and more.
Identify any areas requiring repair, replacement, or further inspection.
Provide sellers with a detailed inspection report, including photos, descriptions of issues, and recommendations for addressing concerns.
Educate sellers on the importance of fixing or disclosing any significant issues to potential buyers.
Help sellers understand how repairs or disclosures may impact the sale process.
Conduct re-inspections as needed if the seller completes any recommended repairs.
Ensure inspection procedures and reporting adhere to industry standards and any state regulations.
