Position Summary The Groundskeeper plays an essential role in maintaining the appearance, safety, and overall quality of our manufactured home community and adjacent RV park in Bryan, Texas.

Approximately 80% of this role focuses on groundskeeping and landscaping, while the remaining 20% involves light maintenance and handyman work that helps keep our homes, amenities, and common areas operating safely and efficiently.

What You'll Do Groundskeeping (Approximately 80%) Maintain beautiful, clean, and welcoming grounds throughout the community.

Mow, edge, trim, weed, and care for lawns, trees, shrubs, and landscaping.

Maintain common areas, walkways, parking lots, and outdoor amenities.

Inspect, troubleshoot, and perform routine repairs to irrigation systems.

Remove trash, debris, and other items to keep the property looking its best.

Assist with seasonal grounds maintenance as needed.

Identify safety concerns or maintenance issues and proactively report or address them.

Operate landscaping equipment safely and responsibly.

Light Maintenance (Approximately 20%) Complete basic plumbing, electrical, carpentry, and general maintenance repairs.

Respond to minor resident maintenance requests.

Assist with inspections of homes, buildings, and community amenities.

Support preventative maintenance and home turn activities.

Coordinate with outside contractors for larger or specialized repairs when needed.

Maintain tools, equipment, and maintenance supply inventory.

What We're Looking For Experience At least two years of groundskeeping, landscaping, property maintenance, or related experience.

Previous experience performing basic handyman or maintenance work is preferred.

Skills & Qualifications Working knowledge of landscaping equipment and lawn care techniques.

Basic repair skills including plumbing, electrical, carpentry, and general maintenance.

Ability to safely operate mowers, trimmers, hand tools, and irrigation systems.

Strong attention to detail and pride in maintaining a beautiful property.

Self-motivated with the ability to work independently and manage priorities.

Friendly, professional attitude with a commitment to providing excellent customer service.

Comfortable using mobile devices and online work order or task management software.

Physical Requirements Ability to lift and carry up to 50 pounds.

Ability to stand, walk, bend, climb, and perform physical labor throughout the workday.

Comfortable working outdoors in varying weather conditions.

Other Requirements Valid driver's license.

High school diploma or equivalent.

Ability to successfully pass a background check.
