At Garrette Custom Homes , our Land Acquistion Analyst plays a pivotal role in driving our strategic homebuilding goals by identifying, researching, and facilitating land purchases for both Garrette Custom Homes and Pacific Lifestyle Homes. This full-time Land Acquisition Analyst position is dedicated to supporting our mission of creating exceptional communities and homes for our customers.

WORK ENVIRONMENT

We have an in person work culture with a general work schedule of 8 : 00am – 5 : 00pm.

Requirements : JOB RESPONSIBILITIES

  • Property Identification : Conduct comprehensive research to identify potential properties for purchase, including both finished lots and unimproved land, and analyze demographic, economic, and zoning data to assess land suitability.
  • GIS Analysis and Mapping : Utilize GIS to analyze spatial data related to land opportunities such as evaluating topography, environmental constraints, and infrastructure availability. Create maps and reports to support decision making and site selection.
  • Landowner Engagement : Proactively engage with landowners through various methods such as mailers and meetings to uncover opportunities for land acquisition.
  • Agreements : Write land agreements and purchases in alignment with the acquisition team, meticulously documenting agreements to ensure completeness and accuracy.
  • Transaction Management : Assist in managing land transactions to ensure compliance with critical contract dates by coordinating escrow deposits and funding with title and escrow companies.
  • Strategic Relationship Development : Cultivate positive business relationships with strategic partners, including developers, landowners, public agencies, and realtors, fostering collaboration and communication to support successful land acquisition endeavors.
  • JOB REQUIREMENTS

  • Bachelor's degree in real estate, GIS, urban planning, finance, accounting, business, or related field.
  • 2-5+ years of experience in finance, business analysis, or accounting in residential real estate.
  • Ability to analyze trends and identify opportunities and threats in the real estate market.
  • Knowledge of, or ability to research zoning laws and land-use regulations.
  • Proven ability to initiate and work independently with confidence.
  • Creative problem-solving skills and logical decision-making abilities.
  • Demonstrated reliability, professionalism, and strong work ethic.
  • Effective organization, multitasking, and deadline management skills.
  • Adaptability to changing needs and eagerness to take on new challenges.
  • Proficiency in Microsoft Office Suite, GIS and real estate software for market analysis.
  • Continuous learning mindset with openness to coaching and improvement.
