FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Responsible for the leasing process from the introduction to the resident taking occupancy and maintaining diligent communication throughout the resident's tenancy. Interacts directly with prospective and current residents to achieve maximum occupancy and to deliver the highest level of customer service.
DETAILED ROLES & RESPONSIBILITIES
- Develop and maintain first class customer service relationships with prospects and residents.
- Ensure leasing office, tour path, model apartment, vacant apartments, amenities and general curb appeal of community is impeccable. Take Sparkle Bucket to spot clean any vacant available if necessary in order to maintain the high standard of which FCI Residential is synonymous for.
- Sell the community's features and services to prospects with thorough product knowledge of the property, sister properties and competitors.
- Convert phone calls to tours, property tours to leases and internet leads to tours and / or leases.
- Ensure guest's information is complete and entered in the property management software and follow up is completed for prospects.
- Accurately prepare and have thorough knowledge of all lease-related paperwork. This includes processing applications, preparing move in information, renewal letters and renewal lease, move out requests and any other forms utilized as they relate to leasing and resident relations.
- Continuously review performance reports weekly. Use data to analyze what is needed to lease available and upcoming apartments. Make recommendations to Property Manager as to what you believe will help the process.
- Manage and resolve resident concerns including maintenance service requests. Follow up with residents to ensure quality service.
- Actively engage in marketing and assist with developing and implementing strategies to increase property traffic and internet leads. Participate in outreach marketing activities when necessary to obtain prospective residents.
- Plan, organize and attend resident functions.
- Create content for social media.
- Prepare market surveys monthly and have full knowledge of competitors' features in comparison to your community. Must visit the properties twice yearly.
- Assist in placing, removing / updating banners, balloons, bandit signs, A-frame signs, flags etc.
- General clerical assistance including but not limited to managing phones, entering maintenance service requests in the property management software and ordering office supplies.
- Responsible for knowledge of management company and community policies and procedures.
- Complete required training courses either online or in person meetings.
