Job Title
Manage all phases of the operation of an apartment community including, but not limited to, the general administration and maintenance; to direct and control all personnel and resources to the end that the community is maintained at all times in good physical condition with a stabilized fiscal operation according to legacy standards and specific owner directives. Have complete and full responsibility for property P&L. Perform work of subordinates as needed. This is a full-time, on-site position reporting to the regional property manager. The schedule is Monday through Friday and requires availability for on-call emergencies.
Team Management
Hire, train, supervise, and evaluate employees. Conduct performance reviews, set goals, and manage schedules.
Operations & Compliance
Ensure adherence to company policies, fair housing laws, rent collection, leasing, and property maintenance.
Financial Oversight
Manage property budget, expenses, payroll, and leasing performance. Monitor collections and approve financial reports.
Marketing & Leasing
Work with the marketing department to maximize occupancy through advertising, outreach, and social media management.
Resident & Owner Relations
Address resident concerns, oversee move-ins/move-outs, and maintain high customer satisfaction.
Safety & Inspections
Conduct regular property inspections and safety meetings to ensure compliance with company and owner standards.
Reporting & Performance Tracking
Prepare reports on budgets, occupancy, market trends, and operational performance.

Additional Compensation
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible to participate in a bi-weekly, monthly, quarterly, or annual bonus program based on individual and company performance.
