Job Overview:
The Maintenance Coordinator is responsible for supporting the overall maintenance, repair, and operation of the association’s facilities through a combination of hands-on technical work, project coordination, vendor management, and administrative support. This role serves as a key liaison between residents, vendors, contractors, and management to ensure building systems, common areas, and facility assets are maintained in a safe, efficient, and professional manner.
The position requires a balance of field-based maintenance responsibilities and office-based planning, documentation, and coordination. The ideal candidate possesses strong technical knowledge of building systems, excellent organizational and communication skills, proficiency with maintenance management software and administrative processes, and a commitment to delivering high-quality service to residents and stakeholders.

Compensation: $25-$27 per hour
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, certifications, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Schedule: Monday-Friday, 8:00am-5:00 pm
Location: Las Vegas, NV

Your Responsibilities:
  • Perform, coordinate, and oversee routine, preventive, corrective, emergency, and scheduled maintenance for building systems, common areas, and facility assets, including HVAC, electrical, plumbing, mechanical, carpentry, painting, flooring, pools, and life safety systems.
  • Monitor building operations, conduct regular inspections, identify and resolve maintenance issues, and ensure high standards of safety, cleanliness, functionality, and curb appeal.
  • Coordinate vendors, contractors, and internal resources to complete repairs, maintenance activities, and capital projects on schedule, within budget, and in compliance with quality and safety standards.
  • Manage work orders, maintenance records, preventive maintenance schedules, asset inventories, facility documentation, and monthly operational reports.
  • Assist with project planning, budgeting, bid processes, reserve study projects, and cost-control initiatives while tracking project progress and vendor performance.
  • Provide responsive customer service to residents, Board members, and staff; maintain positive relationships and address maintenance concerns professionally.
  • Support inventory management, purchasing, regulatory compliance, emergency preparedness, and adherence to OSHA requirements, association policies, and company standards.
  • Perform administrative duties, attend meetings as needed, represent the organization professionally, and carry out other responsibilities assigned by management.

Skills and Qualifications:
  • Strong technical aptitude and troubleshooting skills across multiple building trades.
  • Excellent organizational, project coordination, and time-management abilities.
  • Proficiency with Microsoft Office, email systems, and maintenance management software.
  • Strong customer service, interpersonal, and communication skills, with the ability to build effective relationships with residents, staff, vendors, and Board members.
  • Ability to read and interpret technical manuals, blueprints, specifications, and related documents.
  • Detail-oriented with accurate record-keeping and reporting skills.
  • Ability to work independently, prioritize competing demands, and manage multiple responsibilities effectively.
  • Valid driver’s license and reliable transportation.

Education and Experience:

Physical Requirements:
  • Ability to safely lift, carry, push, and pull up to 75 pounds on an occasional basis and perform the physical demands associated with facility maintenance activities.
  • Ability to frequently walk, stand, climb stairs and ladders, bend, kneel, crouch, and work in confined spaces or at elevated heights.
  • Ability to work in a variety of environmental conditions, including exposure to outdoor weather, mechanical equipment, noise, dust, and maintenance-related chemicals.
  • Must be available to respond to emergency situations and participate in after-hours, weekend, holiday, and on-call coverage as required.
  • Regular, reliable attendance and punctuality are essential functions of this position.
