You’ll join a talented team responsible for urban and suburban product types and quality offerings, including commercial, social, and residential spaces.
Who You Are
As the Sr. Manager of Vertical Preconstruction, you will support and administer strategies, processes, and best practices to ensure successful project planning, estimating, and bidding activities for vertical construction projects. You will help lead the preconstruction estimating and project planning to provide best-in-class estimates (job, project, construction) that support winning business development strategies and produce quality cost estimates and strategic pricing for luxury rental apartments, restaurants, fitness centers, leasing offices, and retails.
The Difference You Will Make
- Command multiple functions of the vertical preconstruction phase, including conceptual and detailed estimating, constructability analysis, value engineering, electrical design, and BIM.
- Prepare and analyze cost models during the Design Development and / or bidding period.
- Ensure estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project. This includes ensuring an adequate number of qualified and financially sound subcontractor proposals are received and evaluated.
- Identify and mitigate risks related to supply chain disruptions, price fluctuations, quality issues, and contractual disputes to minimize project delays and cost overruns.
- Develops, negotiates, and approves contracts for selected contractors, subcontractors, and other service providers needed to complete the project work
- Visit ongoing projects to conduct quarterly project reviews and verify the estimate vs. project status, meet with the site teams, and view work in place for experience and comparison to the forecast.
- Keep current on changes and trends in methods of vertical construction and materials, construction costs, wage rates, work rules and regulations.
- Provide innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and / or specified products or materials.
- Responsible for supporting and developing a team focused on estimating, planning, and monitoring key vertical construction projects for the company.
- Make subcontractor award recommendations to customer / owner and the negotiation and finalization of subcontracts with trade partners.
- Support and facilitate value engineering sessions with the project team and design team.

- Complete other projects as directed and assigned by senior leadership.
- Proven experience in a senior-level preconstruction role, demonstrating a track record of successfully delivering complex vertical construction projects in the residential / multi-family, mixed-use arena.
- In-depth knowledge of preconstruction processes, including project planning, estimating, value engineering, and bid management for vertical construction.
- Strong understanding of construction contracts, regulations, codes, and standards.
- Proficiency in construction estimating software, project management tools, and cost analysis techniques. Including advanced skills in MS Office and Excel.
- Excellent leadership and management skills, with the ability to motivate and inspire cross-functional teams.

What You’ll Bring
Direct Reports and Reporting Relationship
You will lead a team of preconstruction professionals for vertical construction, including estimators and bid coordinators, in addition to the ability to achieve results by working with others within the organization, regardless of the reporting relationship, which is a critical success factor.
Minimum Qualifications
Bachelor's degree in Construction Management, Civil Engineering, or a related discipline.
At least eight (8) years of experience in preconstruction with 3+ years of leadership experience managing direct reports.
Experience with Microsoft Office Suite, estimating software, take-off software (RS Means), BIM tools, project management software (ProCore), and scheduling software (Primavera or similar).
Location and Travel
The position will be based in Nashville, TN, with occasional travel to local and out-of-state markets, including but not limited to Ohio, South Carolina, North Carolina, Texas, Denver, and Florida.
