This role will provide administrative support to our historic, Midtown Exchange building. It is the second largest, mixed-use building in Minnesota and this role will require you to be onsite daily. Some things you can expect to do:
- Communicate and work with external customers such as cleaning subcontractors
- Assist in budgeting process
- Coordinate tenant service requests
- Assist in implementing tenant relationship plans
- Able to collect delinquent rent while maintaining positive tenant relationships
- Ability to answer specific property-related questions; resolve basic project issues as a result of increased project knowledge
- Consistently demonstrates initiative and increases job responsibilities
- Takes extra steps to maintain and enhance tenant and owner relationships
- Process property invoices on a regular basis for manager approval; preparation includes checking math, inserting vendor and account code information, copying and filing
- Process monthly rent statements and submit to tenants as required
- Track parking ramp, utility and supply usage amounts on a weekly/monthly basis
- Maintain and update Certificates of Insurance for service vendors and tenants
- Track and help manage delinquent rent statements in cooperation with team member(s) monthly
- General administrative duties as required by team/department
- Willingly participate in on-call phone coverage during office hours according to a schedule
- Willingly assist team/department for a positive, successful relationship with building owner and tenants
- Maintain and organize property files
- Provide excellent customer service to internal and external customers
- Can answer basic property-related questions
To be successful in this role you will need:
- Minimum two years experience in property management or in an administrative role
- Strong knowledge of property management billing and process software
- Strong knowledge of Microsoft Office Suite
- Ability to assist in the budgeting process with a good knowledge of accounting
- Demonstrated commitment to exceeding internal and external customer expectations
- Strong verbal and written communication skills
- Strong analytical skills; good mathematical aptitude
- Very strong organizational skills; ability to maintain a property filing system
- Strong knowledge of property management terminology and processes
Compensation:
The hourly rate is $28-38.00. Position may be eligible for additional compensation that may include overtime, commission and/or an incentive program. The base salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities.
