POSITION SUMMARY : The Director, Real Estate, in partnership with Real Estate leadership, manages the tactical, strategic, and transactional oversight of Republic Services owned and leased real estate portfolio. The incumbent will manage relationships with company operations leadership, functional peers and real estate service providers. The Director, Real Estate will develop and advise portfolio strategy, optimization opportunities and implementation plans to ensure alignment with Company business objectives.
PRINCIPAL RESPONSIBILITIES :
- Develop relationship between company operations leadership, external brokers, and internal / external legal teams and functional partners to achieve optimal real estate outcomes.
- Develop real estate portfolio strategy, key performance metrics and business reporting to maximize portfolio efficiency.
- Effectively enhance and refine standards, processes, and procedures within the real estate organization, ensuring continuous improvement and alignment with industry best practices.
- Utilize industry sources of market intelligence to optimize the performance of the portfolio through analysis and data-driven insights.
- Establish reporting and analytics strategy to interpret market trends, assess property performance and generate actionable insights.
- Ensure consistent and effective data management of the real estate portfolio system (TANGO).
- Advise real estate team regarding acquisition and site selection, dispositions, leases, easements, licenses, condemnations, etc.
- Collaborates with broker services, organizing seamless coordination of services and activities including engagement documents, pipeline / status reports, and critical project tracking.
- Partners closely with the Legal team on all real estate related contracts to address compliance and mitigate risk.
- Supports staff and field operations with real estate related business cases, securing approvals.
- Coaches and develops a team of professionals to assist in their development and attainment of necessary skills to lift performance. Monitors staff performance and drives performance improvement initiatives and ensures that service levels meet or exceed agreed upon standards.
- Performs other responsibilities and projects as assigned or apparent.

SUSTAINABILITY INNOVATION

The Republic Services Polymer Center is the nation's first integrated plastics recycling facility. This innovative site processes rigid plastics from our recycling centers, producing recycled materials that promote true bottle-to-bottle circularity. We also formed Blue Polymers, a joint venture with Ravago, to develop facilities that will further process plastic material from our Polymer Centers to help meet the growing demand for sustainable packaging. We are building a network of Polymer Centers and Blue Polymer facilities across North America.
We continue to advance decarbonization at our landfills. As demand for renewable energy continues to grow, we have 70 landfill gas-to-energy projects in operation and plan to expand our portfolio to 115 projects by 2028.
