Residential Appraiser III
The Residential Appraiser III is responsible for accurately measuring, listing and valuing residential properties in the county. This position will also help with training and supervision of subordinate personnel.
Essential Duties and Responsibilities :
Candidates for this position should possess a strong foundation in the following knowledge and abilities, which are essential for success in the role :
- Makes independent field appraisals of typical and difficult types of residential properties using the most appropriate of the three approaches to value.
- Researches, analyzes, and inspects residential properties.
- Gathers information necessary for ascertaining a defensible mass appraisal value on typical and difficult residential properties.
- Communicates with property owners concerning property value.
- Performs and makes recommendations on sales ratio and neighborhood analysis.
- Defends residential property values at the Board of Assessor, Board of Equalization, Arbitration and Hearing Officer levels.
- Trains subordinate personnel on field work and office procedures.
- Quality review work of subordinate personnel.
Education, Training and Experience :
The Residential Appraiser III must be at least 21 years of age, possess a Bachelor's Degree; and have minimum five (5) years of appraisal experience; or any equivalent combination of education and experience which provides the required knowledge, skills, and abilities to successfully perform the duties and responsibilities of the position.
Necessary Special Requirements :
Supervisory Control and Responsibilities : Residential Appraiser III's have supervisory roles in training and directing subordinate personnel on the residential staff.
Travel : The Residential Appraiser III is required to travel extensively within Macon-Bibb County.
Knowledge, Skills, and Abilities :
The Residential Appraiser III must be knowledgeable of the following principles, procedures, and concepts :
Minimum Qualifications or Standards Required to Perform Essential Job Functions :
Language Skills : Ability to read and understand written materials. Ability to effectively communicate information to supervisors, employees, and the general public.
Mathematical Skills : Ability to work with basic mathematical concepts, such as addition, subtraction, multiplication, and division.
Communication Skills : Must be able to effectively communicate orally and in writing in a professional manner in order to give or exchange information, resolve problems, and / or provide service. In addition, this position requires extensive contact with supervisors, other employees, and the general public.
Reasoning Ability : Ability to interpret and understand a variety of forms, reports, manuals, regulations, and other means of instruction and guidance.
Physical Demands : The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions. This position requires light demands with intermittent sitting, standing, walking, computer use, and occasional lifting of lightweight objects.
Work Environment : The work environment is both an outdoor and an indoor office work area.
