This Regional Manager role will oversee a portfolio of approximately 4,000 beds across multiple Class A student housing markets. It’s a unique opportunity to drive performance in competitive, high-profile leasing environments while mentoring Community Managers and helping shape the future of our growing organization.
Position Summary
The Regional Manager oversees operating results for a regional portfolio of ~4,000 beds across multiple Class A student housing markets while providing leadership and guidance to Community Managers. This role is central to the success of our communities—driving performance, mentoring leaders, ensuring compliance, and aligning operations to achieve budgeted revenue growth while maintaining expenses in line with operating and capital budgets.
Core Responsibilities
Leadership & People Development
Demonstrates highest standards of personal and professional integrity, adheres to company policies and procedures, and complies with applicable laws, government rules and regulations.
Continuously develops Community Managers by providing feedback and opportunities for growth. Specific responsibilities include training and coaching, providing daily work direction, scheduling, performing evaluations, hiring, and salary administration.
Serves as a visible, hands-on leader and sounding board for Community Managers; actively follows up to ensure execution and accountability.
Provides ongoing support for Community Managers on operational and personnel issues.
Operational & Financial Oversight
Works with the Director of Operations to obtain and implement corporate / management directives relative to policies and procedures.
Reviews monthly budget variance reports and addresses issues that escalate to management.
Reviews and approves invoices, vendor bids, and contracts over $1,000.
Recommends large expense items from the repair and maintenance budget; coordinates capital expenditures with the Director of Operations.
Monitors maintenance operations to ensure efficient and effective customer service, curb appeal, budget decisions, and guidelines for assigned properties.
Leasing, Marketing & Market Engagement
Provides management guidance to Community Managers on leasing and marketing.
Conducts bi-weekly meetings to strategize and recommend leasing / marketing changes based on the budget comparison report and competitor site visits.
Leads strategies in highly competitive leasing environments to maintain occupancy and drive performance in Class A markets.
Continually stays current with market conditions and trends through research and analysis.
Visits the market regularly to meet with universities as well as competitors.
Property Oversight
Visits properties on a regular basis for inspections.
Coordinates with Community Managers to ensure compliance, performance, and resident satisfaction.
Other duties as assigned.
Supervisory Responsibility
Directly supervises Community Managers.
Qualifications
Bachelor’s degree (B.A.) from a four-year college or university or equivalent professional knowledge / work experience.
Minimum 2 years as a Regional Manager in off-campus student housing real estate and 5–10 years of prior professional experience in community management within a student housing environment.
Intermediate skills in Microsoft Word, Excel, Outlook, and PowerPoint preferred.
Intermediate skills in Entrata preferred.
Keyboarding skills required.
Working Conditions / Physical Requirements
Consistent (70% of the time) day and overnight travel required.
Frequent (20–50% of the time) extended travel (3+ nights) required.
Requires nighttime and weekend accessibility (cell phone and computer) due to travel schedule and projects.
Must be able to clearly see at close range to read documents / view computer screen.
Must be able to hear, talk, and communicate in person and via phone daily.
Requires use of hands / fingers to enter, retrieve, and manipulate data via computer keyboard.
