This position is also eligible for renewal commissions and quarterly bonus program.

What You’ll Do

Essential Job Functions :

  • Manage the day-to-day operations of the community to achieve the highest level of professionalism by all Team Members in the office and on the community. These duties include but are not limited to the following :
  • Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals along with the Team Member Handbook.
  • Adhere to all Fair Housing laws.
  • Operate the office in a professional, clean, uncluttered and well-staffed manner.
  • Maintain office and resident files (paper and online) in a confidential and secure manner using the MORGAN standard.
  • Supervise the Office Team Members.
  • Supervise, with the assistance of the Lead Maintenance, the Service Team Members.
  • Create, maintain and encourage excellent resident relations. This includes but is not limited to the following : promptly attend to, and resolve when necessary, resident comments, concerns and / or complaints; require all Team Members to be professional and friendly to the residents while adhering to MORGAN’s standards of non-fraternization; maintain and / or create a resident renewal program; create a sense of community with the residents and the community.
  • Supervise, with the assistance of Lead Maintenance, the service team of the community. Duties include : meet daily with Lead Maintenance; monitor the timely completion of all service requests; identify and direct scheduling of projects (e.g., filter changes, power washing); monitor and perform annual inspections required by City / County / State; keep required permits current (e.g., pool, spa, elevator, sign).
  • Maintain and manage the financial responsibilities on the community. This includes but is not limited to : adhere to the Community budget and report variances; prepare monthly financials as directed by the Regional Property Manager; provide additional financial information to owners and / or MORGAN senior management; assess move-out condition of apartments to prepare final account statement; prepare and submit annual budget data; manage accounts payable; manage and monitor all rental collection, including collecting rent timely per the lease; deposit or scan checks and post entries to resident ledgers; ensure compliance with Community Policies and lease agreements; ensure proper legal notices are given and deadlines are met concerning late notices / fees, eviction, and court hearings.
  • Responsible for all personnel issues on the community by following MORGAN standards. This includes recruiting, interviewing, hiring, counseling, promotion and termination with assistance from the Regional Property Manager, HR and the Senior Vice President; monitor daily work and professional growth of all Team Members; schedule and monitor vacation / holidays / sick time; ensure dress code compliance; complete annual performance reviews; ensure required training is completed and compliant.
  • Manage, create and monitor the marketing of the community. This includes driving qualified traffic, knowing the market, providing marketing ideas to meet budgeted goals, and supporting occupancy and income targets.
  • Perform all Essential Job Functions on the Assistant Manager and Leasing Consultant Job Descriptions as business dictates.

    Physical, Vision, Hearing and Driving Requirements

  • Physical Requirements : On feet 33% to 100%; various physical activities 50% to 100% including bending, stooping, climbing stairs, reaching, lifting and carrying (weights varying by task). Note : lifting over 50 lbs is often done with assistance. Personal protective gear may be required.
  • Vision Requirements : Read and review reports, view computer screens; detail-oriented vision as needed.
  • Hearing, Speaking and Written Requirements : Constantly communicate with staff, residents, vendors; read and write in English.
  • Driving Requirements : Frequent to occasional use of personal vehicle for reporting, deposits, inspections; valid driver’s license and insurance required.
  • Working Environment

  • Indoors regularly; outdoors frequently (depending on weather); occasional exposure to fumes or solvents with appropriate PPE when necessary.
  • Qualifications

    Education

    Required : High School

    Preferred : Bachelors, Associates

    Experience

    Required : 3 years of experience as a residential Community Manager (preferably 300+ units); strong interpersonal, organizational, and numerical skills; customer service and marketing capabilities.

    Licenses & Certifications

    Preferred : Certified Apartment Manager; Accredited Residential Manager
