Job description5+ years PM experience (heavier profiles preferred) on DSA / public works or Higher-Ed; comfortable at $30M+ Proven buyout / CO leadership and cash-flow / billing rhythm CPM ownership (build / update / recovery) in MS Project or Primavera Procore + Microsoft 365 proficiency; strong communication / organization Bachelor’s in CM / CE or related preferred; valid driver’s license required Bond-program experience (LAUSD / SDUSD / SMMUSD) Healthcare / OSHPD / HCAI exposure ESOP (Employee Stock Ownership Plan) + Profit Sharing 100% employer-paid health / dental (employee) + Life / AD&D / LTD Generous PTO + 9 paid holidays (including your birthday!) Senior Project Manager – Construction (Santa Monica)

Compensation : $130,000–$185,000 base + ESOP + Profit Sharing + comprehensive benefits

About the Role
Lead impactful $30M+ DSA K-12 / Higher-Ed projects in Santa Monica . You’ll own client communication, cost / schedule, change management, and quality—partnering with strong field leadership on local backlog (minimal travel).
Responsibilities
- Drive project delivery : scope, CPM schedule , budget, quality
- Lead buyout / contracting; manage change orders and owner / sub billing
- Oversee document control (RFIs, submittals) and risk management
- Build / maintain CPM (MS Project / Primavera) and implement recovery plans
- Coordinate owners, A / E, subs, and field teams; forecast / report accurately
