Job Summary

Galerie Living is seeking a highly motivated and detail-oriented Real Estate Development Investment Associate to join its growing team. This role sits at the intersection of finance, development, and strategy, offering a unique opportunity to contribute directly to the capitalization and execution of world-class senior living developments.

The ideal candidate combines the curiosity and ownership mindset of an entrepreneur with the precision, modeling acumen, and professionalism expected in an institutional investment environment. This position requires initiative, analytical rigor, and comfort working in a fast-paced, evolving organization.

Key Responsibilities

  • Develop and maintain detailed financial models for large-scale development projects, incorporating construction draws, lease-up schedules, sensitivity analyses, and investor-level waterfall returns.
  • Underwrite prospective development and acquisition opportunities, including full feasibility assessments, market studies, and return optimization.
  • Support deal capitalization efforts, including lender and investor outreach, debt and equity structuring, and closing coordination.
  • Prepare investment committee materials and external presentations for capital partners, clearly articulating project economics and risk mitigation strategies.
  • Partner with development and operations teams to align financial assumptions with design, construction, and operating realities.
  • Conduct ongoing performance tracking of projects and portfolios, identifying opportunities to enhance returns and manage exposure.
  • Research macroeconomic and local market trends to inform pipeline expansion and site selection strategies.
  • Analyze complex capital structures across senior debt, mezzanine financing, preferred equity, and sponsor equity.
  • Prepare waterfall analyses illustrating distribution of returns and sponsor promote structures.
  • Maintain organized project data rooms, pipeline trackers, and reporting systems to enable leadership to make data-informed decisions.

Qualifications

Education : Bachelor’s degree in Real Estate, Finance, Economics, or a related field.

Experience : Two to four years in real estate investment, development, private equity, or investment banking

Skills and Attributes :

o  Advanced Excel modeling proficiency, with experience in Argus or similar software preferred.

o  Strong understanding of real estate capital structures, underwriting principles, and financial statement analysis.

o  Exceptional analytical and quantitative skills with high attention to detail.

o  Excellent written and verbal communication, with the ability to distill complex financial concepts into clear, actionable insights.

o  A self-starter who thrives in a dynamic, growth-oriented environment and takes ownership of outcomes.

o  Team-oriented and adaptable, capable of working across disciplines and managing multiple priorities with precision.
