Electrician

The Internal Electrician is responsible for the installation, troubleshooting, repair, and maintenance of electrical systems across Housing Authority properties. This position ensures that electrical work is performed safely, efficiently, and in compliance with applicable codes. The Internal Electrician also coordinates with outside contractors on larger electrical projects, serving as the Authority's technical point of contact to ensure quality control and compliance with specifications.

The position requires a valid North Carolina electrical contracting license (Limited or higher) or the ability to obtain licensure within six (6) months of hire.

• ESSENTIAL JOB FUNCTIONS :
• Troubleshoot electrical problems in housing units, common areas, and building systems; perform necessary repairs.
• Install, maintain, and repair electrical wiring, circuits, panels, outlets, switches, lighting, and related fixtures.
• Conduct routine inspections of electrical systems to ensure compliance with NEC, state / local codes, and HUD inspection standards.
• Provide technical oversight and coordinate with outside contractors on large-scale electrical projects, including capital improvements and contracted repairs.
• Verify contractor work meets safety, quality, and regulatory requirements; serve as liaison between contractors and Housing Authority management.
• Support capital improvement planning by identifying electrical needs and recommending upgrades or replacements.
• Maintain accurate records of work orders, inspections, contractor coordination, and preventive maintenance.
• Respond to electrical emergencies and service requests, including after-hours as assigned.
• Train or assist maintenance staff with basic electrical safety and troubleshooting guidance when appropriate.
• Perform other related duties as assigned to support property operations and the Housing Authority's mission.
• KNOWLEDGE, SKILLS, AND ABILITIES :
• Timely and effective resolution of electrical service requests and emergencies.
• Compliance with electrical codes, HUD standards, and safety regulations.
• Effective coordination with contractors leading to successful completion of larger projects.
• Minimal repeat service calls due to high-quality troubleshooting and repair.
• Accurate documentation of inspections, repairs, and contractor work.
• Demonstrated contribution to maintaining safe, energy-efficient, and compliant housing.
• MINIMUM TRAINING AND EXPERIENCE :
• Education : High school diploma or equivalent required. Completion of an accredited electrical apprenticeship program preferred.
• Experience : Minimum of 3 years of experience as an electrician; experience in multifamily, public housing, or property management settings strongly preferred.
• Licenses / Certifications :
• Must hold a valid North Carolina Limited Electrical Contracting License or higher _OR_ have successfully completed the testing requirements and be prepared to obtain licensure within six (6) months of hire.
• Valid NC Driver's License required.
• Skills : Strong ability to troubleshoot electrical systems and problems. Ability to read blueprints, wiring diagrams, and technical manuals. Knowledge of electrical codes, regulations, and safety practices. Strong organizational and communication skills.
• Requirements : Must pass background check and drug test; ability to respond to emergency calls as assigned.
