We're looking for a highly motivated Assistant Project Manager (Owners Representative) to support and oversee on-site construction, cost management, and project execution for one of the world's leading data center clients.

This role is hands-on , working closely with general contractors, vendors, and internal stakeholders to ensure smooth project delivery—from pre-construction through closeout . Key Responsibilities :
Assist in the development of the Master Project Schedule (P6 cost / resource-loaded)Establish the Master Project Budget , including soft / hard costs, bonds, contingencies, and allowancesSupport contractor pre-qualification, bid solicitation, bid analysis, and recommendationsAssist in contract negotiations , helping define GC business terms, markups, insurance, and escalationCoordinate the Design Team and permitting processes with the Authority Having Jurisdiction (AHJ)Conduct constructability reviews of project documents to identify potential issues earlyAssist in cost estimating, value engineering, and cash flow projectionsIdentify, scope, buy out, and schedule all Owner-direct vendors and consultantsOversee General or Prime Contractors and Owner-Direct Vendors on-siteManage Cost Control & Change Management , including reviewing, negotiating, and recommending change ordersTrack and analyze project schedules to ensure milestone adherenceLead budget management and tracking for cost control and reportingEnsure QA / QC standards are followed, identifying and resolving any issuesProcess invoice and payment applications , ensuring proper approvals and reportingManage Owner-direct vendors, consultants, and subcontractors to maintain alignmentLead Owner-Architect-Contractor (OAC) meetings and other key project coordination meetingsInitiate the closeout process (2-3 months prior to project completion)Establish and track final closeout documentation requirements , including warranties, as-builts, O&M manuals, and occupancy permitsCoordinate final city / authority inspections and secure occupancy approvalsOversee the punch list, substantial completion, and final completion processesClose out outstanding change orders, quality issues, and final disputesProcess final invoices, retention payments, and budget reconciliationAssist with final project accounting and reportingManage and coordinate Owner-direct vendors, consultants, and final site closeout activitiesQualifications & Experience :
5+ years of experience in construction project / program managementExperience in data center or mission-critical environments preferredStrong knowledge of budgeting, scheduling, cost control, and risk managementFamiliarity with P6 scheduling, contract negotiations, and vendor managementAbility to read and interpret construction drawings and contract documentsStrong communication and leadership skills to manage multiple stakeholdersCertifications (PMP, CCM, LEED) are a plusWhy Join Us?
