General purpose : The director, building systems / compliance and lease management is responsible for overseeing the maintenance, compliance, and operational integrity of all critical building systems in a predominantly owner-occupied property. The role focuses on ensuring regulatory compliance, managing vendor relationships, and supporting capital and expense planning for essential infrastructure, including boilers, fire alarms, fire sprinklers, standpipes, and fire water tanks. The position also includes limited lease administration responsibilities for ground-floor retail tenants.

  • Qualifications and special skills required :

  • B.S. degree in engineering, architecture or construction, or related field, with minimum of 10+ years' experience preferably in NYC.
  • Strong knowledge of NYC building codes, FDNY regulations, and DOB permitting processes.
  • Experience with fire protection systems, mechanical systems, and boiler operations.
  • Proficiency in vendor management and contract administration.
  • Budgeting and financial planning experience required.
  • Excellent organizational and communication skills.
  • Strong time management skills.
  • Self-starter with ability to work independently under minimal supervision.
  • Ability to manage multiple priorities and work under pressure.
  • Proficient with CMMS software and Microsoft Office Suite.
  • Physical requirements / ADA : Job requires ability to work in an office environment, primarily on a computer. Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper / files, etc. Consistent timeliness and regular attendance. Vision requirements : Ability to see information in print and / or electronically. This role requires full-time in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and / or feedback.
