The Position

BrightSTAR Communities is seeking a driven and detail-focused Acquisitions Analyst to join our growing team. In this role, you will report directly to the Director of Acquisitions and play a key part in identifying, evaluating, and acquiring new investment opportunities. You will conduct in-depth market research, perform comprehensive financial analysis, and collaborate with internal and external stakeholders to drive successful acquisitions.

Responsibilities :

Underwriting & Due Diligence :

Conduct comprehensive underwriting and due diligence on prospective RV and Manufactured Housing acquisitions.

Aid in the due diligence process by gathering property information, reviewing documents (e.g., financials, inventory reports, leases, contracts, title reports), and conducting site visits.

Financial Modeling & Analysis :

Prepare and present detailed financial models and analysis to evaluate potential acquisitions. These will include cash flow projections, return on investment (ROI) analyses, and other key performance indicators (KPIs).

Develop and maintain Excel-based underwriting templates and tools.

Market Research & Analysis :

Conduct in-depth market research to identify trends, opportunities, and risks within the MHC and RV sectors.

Analyze demographic data, economic indicators, and regulatory changes that may impact the market and specific deals.

Provide data on emerging markets to assist in the acquisition of properties in a future high growth area.

Deal Sourcing :

Help identify potential acquisition targets by reviewing listing platforms, connecting with brokers, and evaluating off-market opportunities.

Reporting & Communication :

Assist in preparing presentations for internal and external stakeholders, highlighting key investment opportunities and providing analytical insights.

Effectively communicate with brokers, sellers, lenders, and third parties to gather information and facilitate transactions.

Collaboration & Support :

Collaborate with Asset Management and Operations to support overall investment strategies.

Industry Expertise & Knowledge :

Stay abreast of industry trends, regulatory changes, and economic factors impacting the market.

Database & File Management :

Track and maintain acquisition databases, including deal pipeline, transaction history, and property owner information.

Additional Responsibilities :

Assist with other financial and accounting duties as assigned.

Who You Are

Technically Skilled : Highly advanced proficiency in Microsoft Excel. Experience with Argus, Crexi Intelligence or similar real estate analysis tools is a plus.

Analytical : Excellent analytical and problem-solving skills with the ability to interpret complex financial data and draw meaningful conclusions.

Communication & Collaboration : Excellent written and verbal communication skills, including the ability to clearly articulate investment recommendations to senior management and investors.

Financial Acumen : Expertise in financial modeling and analysis, budgeting, forecasting & capital management.

Qualifications

A minimum of 2 years of financial analyst experience, preferred.

Bachelor’s Degree in Finance, Real Estate, Accounting or related field required.

Ability to analyze financial results, display initiative and exhibit strong organizational skills.

Strong analytical and financial modeling skills, highly proficiency in Excel.

Detail-oriented and the ability to multitask in a fast-paced, team environment.

Excellent written and verbal communication skills.
