Description
Timios is seeking a detail-oriented and experienced Title Resolution Specialist to join our dynamic team. This role is critical in ensuring the integrity and clarity of property titles, primarily focusing on Real Estate Owned (REO) properties. The ideal candidate will possess a deep understanding of title defect resolution, chain of title analysis, and curative processes across multiple states.
Key Responsibilities :
- Conduct thorough reviews of title commitments to identify and escalate potential issues.
- Maintain up-to-date records of title statuses on our proprietary platform.
- Analyze legal descriptions and abstracts for accuracy.
- Perform in-depth title research to confirm clear titles or identify defects.
- Investigate and resolve complexities leading to unclear titles, so the property can be insured and close.
- Coordinate with sellers, lenders and buyers / borrowers, asset managers, and foreclosure attorneys to gather all necessary documentation for title clearance.
- Ensure title commitments are complete, including updates on payoffs, subordinations, insurance policies, taxes, and homeowners' associations (HOA) requirements.
- Helpful to have national knowledge regarding foreclosure related common title issues, probate issues, Torrens, MD Ground rent, PA requirements and other state anomalies.
- Deliver commitments to clients.
- Communicate updates, title issues and actions taken to clients.
- Update the closing team on the progress and details of clearing title when asked.
- This role works as a bridge between the closing department and the title department. The role's primary duty is to provide both the clients and the closing teams with clear title or providing clients and the closing teams with details regarding any issues and the steps being taken to clear the items so the client and the closing team are updated during the process.
Requirements
Qualifications :
Proficient knowledge of REO property clearance procedures.A minimum of 5 years' experience in title commitment and document review.High school diploma or GED equivalent; higher education is a plus.Ability to seek out answers, solutions and information.Skilled at research and complex problem solving.National title experience a plus.Proven ability to resolve title issues independently.Exceptional attention to detail and strong communication skills.Familiarity with Microsoft Office suite.Join Timios :
