Assistant Community Manager
The Assistant Community Manager oversees, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role supports delinquency and rent collection to optimize cash flow and financial position. The Assistant Community Manager assists with all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. As an onsite leader, the role supervises the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
- Manage end-of-month closing procedures and reporting.
- Maintain accurate records and audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular / daily onsite attendance is required.Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.Promote harmony and quality performance through supportive leadership.Ensure staff compliance with company policies and procedures.Strategic leasing management; ensure effective leasing techniques, follow-up, lease signings, documentation, and reporting systems.Implement marketing strategies and systems from the annual marketing plan.Address resident complaints, concerns, and requests to ensure resident satisfaction.Develop and implement resident retention programs (e.g., events, promotions, monthly communications).Show, lease, and move-in prospective residents; manage related processes.Administrative Management
Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.Maintain property appearance and ensure timely repairs through regular inspections and tours.Assist with supervision of all business functions related to operations.Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, address service issues).Education / Experience
High School Diploma or Equivalent; Bachelor\'s degree preferred or two years of housing industry experience; or one to two years related experience and / or training; or equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to stay in a stationary position, may stand or sit for prolonged periods, and communicate with others to exchange information; may perform repetitive motions with wrists, hands, and fingers.Frequently move about to accomplish tasks or move between sites.Occasionally ascend / descend ladders, stairs, scaffolding, ramps, and other structures; work in various environments including tight spaces; lift and move objects up to 25 lbs; operate machinery, vehicles, or golf carts; work overtime or on weekends / night hours as emergencies arise; work in extreme temperatures and outdoor environments.Compensation and Benefits
At Asset Living, compensation decisions consider factors such as skill set, background and training, and certifications. The offer for a position is based on the individual’s relevant experience. Full-time employees receive paid sick days and company holidays.
Salary Range : $28 per hour to $31 per hour
