Job Description

This position is responsible for providing exceptional customer service to residents and potential residents, while utilizing professional sales and marketing techniques, and solid customer service skills to close lease agreements, do event planning, marketing and maintain high occupancy at the apartment property.

JOB RESPONSIBILITIES :

  • Utilize product knowledge to successfully market and present community and apartment feature / benefits according to prospects needs.
  • Input apartment availability, resident activity and other information into property management software to ensure timely dissemination of information to team.
  • Identify needs for each customer through building a strong rapport. Listen carefully and demonstrate apartment homes to meet their needs. Sell the programs and services offered at the community. If unable to assist at our community, continue to offer a high level of customer service to help them.
  • Listen and communicate clearly with customer / resident and respond to all resident concerns, complaints, and inquiries in a timely manner. Update your supervisor and document appropriately. Follow up with customer to ensure full satisfaction. Enter service requests into software. Work with Service Supervisor and team to ensure resident satisfaction.
  • Organize all lease paperwork as outlined by policy. Work with customer to ensure a seamless move-in experience.
  • Plan, organizes, promotes, attends, and executes community events for residents.
  • Continue to look for new & creative resident event ideas & vendors. Negotiate costs that align with budget & obtain the best services for the best price.
  • Prepare organize packets and documents for move-ins, turns, and renewals
  • Exercise confidentiality and trustworthiness when handling sensitive information.
  • Manage online reviews, monitor and update social media accounts, and post to Craigslist daily to meet the guidelines set by Sudberry. Monitor and promote community online reputation.
  • Actively market the property, create and implement an outreach marketing plan.
  • Create and distribute community fitness and activity calendar(s)
  • Monitor, respond and engage resident posts in Yardi concierge and / or Active Building. Post content related to community or neighborhood events or promotions (outside vendor promotions must be approved by General Manager).
  • Receive packages and notify residents of delivery, communicate with residents of any status changes within Parcel Pending to prevent delivery issues.
  • Perform warm calls on move-in, renewal and close-out of service requests.
  • Assist with renewal process.
  • Any other tasks assigned or directed.

REQUIREMENTS :

  • Minimum of 1+ years of property management experience and / or customer service in a related field
  • Lease-up experience preferred
  • Experience in 200+ unit properties is desirable
  • Proficiency with Microsoft Office Suite, Yardi, Rent Cafe and On-Site credit software
  • Strong interpersonal skills and problem-solving ability
  • Excellent oral and written communications skills, including presentation skills
  • Solid business logic and ability to analyze and prioritize tasks assigned
  • Follows instructions, performs duties with minimal supervision and is a team player
  • Works effectively with owner, managers and colleagues. Positive and professional attitude at all times
  • This position is required to work weekends. Ability to work a flexible schedule during normal working hours that may be other than Monday-Sunday, 9am-6pm. Work in excess of 40 hours per week is likely.
  • PREFERRED :

  • Bachelor or Associates Degree
  • Prior experience in residential or retail sales
  • Minimum of 1 year experience in residential event planning
  • PHYSICAL DEMANDS :

  • Must be able to lift, push, pull, and / or move up to 10 pounds. Regularly required to sit, stand, walk, open doors.
  • OTHER KNOWLEDGE, SKILLS, AND ABILITIES :

  • Possess exceptional communication skills and customer service when speaking to potential residents and residents.
  • Intermediate knowledge of Canva, Microsoft Outlook, Word, and Excel.
  • Possess thorough knowledge of the competitive market and property amenities
  • Understanding of current landlord / tenant requirements and general legal responsibilities of the property.
  • ATTENDANCE AND PUNCTUALITY :

  • Is consistently at work and on time. Regularly required to work weekends.

    Salary : $23.50 - $24.50 per hour (plus bonuses)
