Job Description
Supervises custodial staff to maintain cleanliness of facilities and operational equipment. Oversees and evaluates custodial staff, prepares shift schedules, and conducts facilities inspections.
Essential Duties and Responsibilities

- Supervises, directs, and evaluates assigned staff. Supervisory functions include: makes hiring and termination decisions; prioritizes assignments and directs work; develops and oversees employee work schedules and approves time away from work; provides and/or facilitates employee training and development; approves/processes employee concerns and problems and counsels or disciplines as appropriate; completes employee performance appraisals; determines or makes recommendations regarding new hire salaries and salary changes; and acts as liaison between employees and management.
- Plans, supervises, coordinates, and monitors building maintenance and custodial services; supervises maintenance and repairs of structural and architectural elements, electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning) systems, built-in furniture, moveable furnishings and equipment, cabinetry, valves, pumps, fixed laboratory equipment, doors, windows, walls, ceilings, floors, sprinklers, and alarm systems.
- Coordinates and monitors maintenance work with other City departments and work performed by outside contractors; reviews and inspects work in progress and upon completion for compliance with standards.
- Maintains construction drawings, maintenance and operating manuals, equipment condition and performance logs, preventive maintenance and repair histories, and outside service contractor performance and schedules.
- Develops and recommends specifications and requisitions for necessary materials, tools, and supplies.
- Adheres to safety program, including Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), and Material Safety Data Sheets (MSDS) requirements for areas of responsibility.
- Maintains inventory of supplies and equipment; obtains quotes and orders supplies as needed.
- Performs related work as required.

Work Environment/Conditions and Physical Demands
Physical Effort Requirements Position will have the following exposures:
- Office or similar indoor environment, relatively free from unpleasant environmental conditions or hazards.
- Occasional exposure to unpleasant environmental conditions and/or hazards. Occasional outside work.
- Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk.
- Exerting up to 10 pounds of force occasionally, a negligible amount of force frequently, and/or constantly having to lift, carry, push, pull, or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally, and all other sedentary criteria are met.
- Exerting up to 35 pounds of force occasionally, up to 20 pounds of force frequently, and/or up to 20 pounds of force constantly having to move objects.
Work Environment Locations Position will require the employee to work in the following types of work environments:
- Seldom: Construction site, Confined space
- Sometimes: Street environment (near moving traffic)
- Frequently: Office or similar indoor environment, Outdoor environment, Vehicles, Warehouse environment
Exposures Position will require the employee to be exposed to the following environmental elements:
- Seldom: Individuals who are hostile or irate, Individuals with known violent backgrounds, Extreme heat (above 100 degrees), Communicable diseases, Moving mechanical parts, Fumes or airborne particles
- Sometimes: Toxic or caustic chemicals or substances, Loud noises (85+ decibels such as heavy trucks, jack hammers, construction)
Travel Position will require the employee to travel:
- Never: Regional travel, National travel, International travel
- Seldom: Local travel
Minimum Qualifications
Required Education and Experience
- High School Diploma or G.E.D.
- At least five (5) years of experience in facilities maintenance or related experience.
Required Certifications or Licenses
- Valid Texas Driver License. If applicant holds an out-of-state license, a State of Texas Driver License must be obtained within 6 months of employment.
As part of the minimum requirements for all positions with the City of Laredo, a thorough background check and certified school transcripts will be required from all applicants who are offered employment.
