Seeking an experienced Maintenance Supervisor to maintain responsibility for the upkeep, maintenance and repairs of all units, buildings and grounds. This candidate must put high importance on integrity and trust and have a strong belief in ethics and values and that will always treat all individuals equally, respectfully and fairly.
Annual Salary : $50,000 - $80,000
Responsibilities include :
- Designing and assigning work orders and monitoring the flow of the operations on a day-to-day basis
- Monitor the conditions of the units, buildings and grounds and monitor and address safety concerns and potentially hazardous conditions
- Assign staff to specific maintenance tasks and perform maintenance service and work as needed
- Manage 24-hour emergency maintenance services with staff on a rotation on-call shift
- Serve as the on-site point of contact for approved contractors
- Conduct walk-throughs of vacant units to identify needed repairs or maintenance
- Develop a Preventive Maintenance Plan to address ongoing or long-term maintenance concerns
- Perform warehouse duties such as maintaining inventory, managing loss prevention and ordering, receiving, tracking, storing, issuing, delivering and shipping maintenance supplies and materials
- Develop and maintain schedule for fleet maintenance such as oil changes and other repairs
- Conduct safety equipment checks
- Replace and duplicate keys when needed
Requirements :
Must have associates degree or higher in a technical related field such as construction management or engineeringMust have at least 5 to 7 years' experience doing apartment maintenanceMust have knowledge of construction and maintenance principles specifically residentialMust have the ability to read blueprints and other technical writingsMust have knowledge of proper inspection methods and legal procedures involved with the enforcement of building codes and city, county and state ordinancesProficient with MS Office Suite (Word, Excel, PowerPoint, Outlook, Teams, etc.) and well as other office equipmentKnowledge of procedures of a Public Housing Agency (PHA), Housing Modernization ProgramAbility to present ideas and communicate information effectively both orally and writtenMust be able to work in less-than-ideal conditions, e.g. noise, heat, cold, wind, dirt, etc.Must be capable of operating a variety of equipment, tools, machines and vehicles.Ability to stand for long periods of time and be able to bend, stoop, crouch, climb, twist, turn and kneel.Must be able to lift 50 poundsEPA certification preferred or ability to obtain EPA certification for the proper handling of Freon and other refrigerants within 12 monthsMust reside in Statesboro / Bulloch County or be willing to move within 12 months of hire dateMust have a valid driver's licenseMust be able to pass a pre-employment physical, drug / alcohol test, credit check, driver's license and background check#Jazz1
