Location : Chapel Hill, NC (Local Travel Only)

Work Arrangement : 80% Work-from-Home | In-office Mondays

Employment Type : Direct Hire

Salary Range : ~ + / - $90,000 - $120,000 (Based on Experience & Certifications)

Overview :

A growing engineering and surveying firm is seeking a Survey Project Manager to lead field and office operations for construction layout projects. This role focuses on maintaining tight control of horizontal and vertical staking, ensuring quality delivery from pre-construction to final as-built documentation. The position is based in Chapel Hill, NC , with projects located within a 50-mile radius.

This is a leadership position involving direct crew supervision, budget oversight, and technical coordination with contractors and public agencies.

Key Responsibilities :

Project Execution & Technical Oversight :

Attend pre-construction meetings, review plans / specs, and develop control strategies.

Establish and maintain survey control networks using least-squares adjustments.

Manage daily layout activities (grades, utilities, foundations, anchor bolts, paving).

Supervise and mentor Survey Crew Chiefs; enforce safety and quality standards.

Perform layout calculations, volume checks, and cut-sheets.

Process data from GNSS, LiDAR, and UAV sources.

Implement QA / QC processes, RFIs, and as-built verification.

Project Management & Financial Controls :

Prepare proposals, fee estimates, and scope documents.

Track progress against budget and schedule; address scope changes proactively.

Coordinate with accounting for billing, invoices, and client communications.

Provide regular progress updates to department leadership.

Required Qualifications :

10+ years of progressive land surveying experience, with at least 5 in construction layout.

Licensed NC PLS or ability to obtain via reciprocity within 12 months (CST Level III considered if on licensure track).

Proven ability to manage multiple construction layout projects >

50k in survey fees.

Skilled with robotic total stations, GNSS / VRS, laser scanning, and digital levels.

Proficient in Trimble Business Center, Carlson Survey, and Autodesk Civil 3D.

Preferred :

NCDOT layout experience (field and office)

OSHA 30 Construction certification

Additional Information :

Projects are local-no long-distance travel.

Field attire should align with safety and performance needs.

Background check (5-year lookback) required.
