Job description

Job Overview

Real Estate Appraiser 2 – Transportation, New Jersey Department of Transportation (NJDOT). This position is located in Ewing and is a 40-hour work week. The role may qualify for up to 2 days of remote work under the DOT telework pilot program, subject to New Jersey residency requirements.

Unit Description

The Division of Right of Way & Access Management conducts negotiations with property owners, agents, and counsel for property rights and legal document administration. It manages relocation, property management, and project programming in line with eminent domain, relocation laws, and relevant regulations.

Position Description

As a Real Estate Appraiser 2, you will prepare real-estate reports, appraisals, and appraisal reviews. Responsibilities include :

  • Conducting sales research for administrative determinations of value.
  • Providing project estimates, identifying potential severance damages, and recommending mitigations.
  • Consulting with property owners to gather data on physical property details, verifying sales data, and conducting onsite inspections.
  • Researching current market value, interpreting survey plans, engineering plans, and legal documents.
  • Participating in pre-transmittal activities such as cost estimates, relocation estimates, plan review, scoping, and public meetings.
  • Ensuring all appraisal assignments and reviews comply with FHWA regulations and USPAP requirements.

  • Requirements

  • Education : Bachelor's degree plus at least 128 classroom hours of recognized real-estate appraisal courses (e.g., AIA 1A / 1B, SRE 101 / 201) or equivalent experience.
  • Experience : Four years of real-property appraisal experience, including eminent domain with severance damages for residential and income properties.
  • License : Valid State Certified General Real-Estate Appraiser (SCGREA) certificate from the NJ Real Estate Appraiser Board.
  • Driver's license required only if vehicle operation is essential to duties.
  • Work Authorization : Must be authorized to work in the United States; NJDOT does not sponsor visas.
  • Residency : Must establish and maintain a principal residence in New Jersey within one year of appointment (New Jersey First Act).
