Description : JOB SUMMARY :
The Critical Assets Community Director is responsible for overseeing the daily operations, financial performance, and overall success of assigned communities identified as “critical assets.” This position is designed for high-impact, results-driven leadership to stabilize and improve underperforming properties across North to South Austin. Assignments will be determined by company needs and may rotate based on performance improvement goals.
This role reports directly to the Property Management Director. The ideal candidate must have a proven record of increasing occupancy, driving operational excellence, and mentoring on-site teams to achieve measurable results. Responsibilities include ensuring compliance with all applicable regulations, managing leasing and rent collection processes, fostering resident satisfaction, and improving team performance.
ESSENTIAL FUNCTIONS :
- Oversee daily operations of assigned communities, ensuring adherence to financial guidelines established by AMP and the Housing Authority of the City of Austin.
- Lead turnaround efforts at struggling properties, implementing strategies to increase occupancy, improve resident retention, and optimize financial performance.
- Ensure all business activities comply with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all other applicable laws governing apartment management.
- Maintain a thorough understanding of the Texas Apartment Application, leasing procedures, and related lease documents, staying informed of any regulatory updates.
- Partner with Human Resources and Regional Directors to manage the full employee lifecycle, including recruitment, training, performance evaluations, and ongoing development of on-site staff.
- Collaborate with Brook Wright and other regional leaders in developing and managing operational budgets.
- Ensure timely rent collection, accurate posting of payments, and effective management of the eviction process for delinquent accounts.
- Maintain effective communication with vendors and contractors, managing schedules, billing, and insurance compliance.
- Ensure lease files are complete, accurate, and properly executed.
- Oversee office operations, ensuring timely opening, cleanliness, and readiness of models for tours and inspections.
- Maintain accurate records of all management activities and submit required reports as scheduled.
- Proactively communicate any operational challenges or concerns to Brook Wright in a timely manner.
- Foster a culture of exceptional customer service and accountability across assigned sites.
- Stay informed about market trends and industry developments through trade publications and professional organizations.
- Perform additional duties as assigned to support the success and stabilization of assigned communities.
Requirements :
SKILLS AND QUALIFICATIONS :
Proven record of increasing occupancy and improving operational performance.Minimum of three (3) years of property management experience.High school diploma, GED, or equivalent required; bachelor’s degree or equivalent experience preferred.One (1) to three (3) years of management experience preferred.Strong negotiation, organizational, and communication skills.Ability to effectively engage across diverse teams and digital platforms.Proficiency in Microsoft Office and related software; experience with YARID / ResMan property management software preferred.PHYSICAL DEMANDS :
Ability to stand for extended periods, bend, stoop, squat, kneel, and lift over 20 pounds.Occasional property tours with prospective residents as needed.WORKING CONDITIONS :
